Abedian & Co Greenlit for $580m Gold Coast Tower

Gold Coast development dynasty Abedian &amp; Co has been granted approval for its latest proposed addition to the city’s skyline. The $580-million residential tower will rise 47 storeys from an amalgamated 2024sq m site at 14-20 Mary Avenue, Broadbeach. It is the third highrise proposal by the Abedian family’s private development company to be given the green light since the strategic winding down and ASX de-listing of Sunland. The proposed tower—to be known as 18 Mary Avenue—will accommodate 115 mostly two, three and four-bedroom apartments across 42 residential levels above a podium shrouded in a sculptural champagne-tinted screen. Former Sunland boss Soheil Abedian said construction of the project was slated to begin in early 2026. It will follow Abedian &amp; Co’s two other approved projects—an under construction 36-storey tower comprising about 100 apartments on a nearby 1620sq m site at 35-41 Peerless Avenue, Mermaid Beach; and the redevelopment of the landmark Greenmount Beach Resort site at Coolangatta due to begin in a few months. “Every year we will start one new project,” Abedian told The Urban Developer . He said at the core of the company’s growing portfolio was the family’s longstanding design-led approach to its projects. “We try always—under the motto ‘architecture as art’—to create something that, architecturally, is stunning and adds to the landscape of the city,” he said. “We put the design before anything else. Commerciality for us is secondary to what we produce. And I believe because of that, over four decades the people have responded positively to our product.” Abedian &amp; Co is led by former Sunland father-and-son team Soheil and Sahba Abedian, who have merged their property assets under the new company. Its Mary Avenue tower scheme—given the nod by the Gold Coast City Council this month—has been designed by Gold Coast-based BDA Architecture. It features a facade of concave and convex curves. ▲ Renders of Abedian &amp; Co ’ s 47-storey tower approved for Broadbeach. “The overall design of the tower is fluid and flowing and incorporates fine grain materials with luscious landscaping to create a tower that will be an elegant addition to the Broadbeach skyline,” a design statement said. “The tower form when viewed from all angles is sculptural and simplistic, yet dynamic as it almost changes appearance based on the time of day, the depth of shadows and time of year.” Seven full-floor, five-bedroom “sky homes” will occupy levels 16, 27, 38 and the top four storeys, 44 to 47—breaking up the tower’s form into four sections with their recessed edges and cascading landscape. Two communal recreational floors spanning a combined 2027sq m are planned for levels 4 and 5 with facilities including a cantilevered lap pool, indoor and outdoor spas, barbecue areas, a wellness centre with a gym, yoga and treatment rooms, as well as a steam room and sauna. The upper level would also feature a residents club room/library and lounge, private dining space with a separate kitchen, a meeting room with work-from-home capabilities and a theatre. Parking for 266 resident and 12 visitor cars and 56 bicycles is to be provided within the podium, ground and four basement levels. The Broadbeach site sits opposite the Broadbeach State School and is just one block back from the beach. The amalgamated holdings at 14-18 and 20 Mary Avenue were offloaded by Sydney-based Bassar Group and Melbourne-based Little Projects, respectively, after they shelved tower projects greenlit for the sites. Property records show they were acquired in February and March last year for a combined $37.6 million.
