Why Smart, Sustainable Properties Pay Off

e54d6614-0f73-4511-86df-a19528f2417e

There are two types of properties, those that attract and those that don’t.

If you’re a buyer, tenant or investor, the choice is obvious as to which you’d prefer, but not everybody understands which properties attract and more so, why.

Smart urban properties are tomorrow’s properties today and everybody wants in.

Overwhelmingly, smart urban properties outperform all other properties for buyers, tenants and investors.

They have the power of attraction for astute investors who seek improved yields and returns on their capital.

As sustainable urbanisation in Australia accelerates and vertical living, working, and learning demands continue to rise among buyers and tenants so does the demand for attractive, smart properties.

They must be in the right urban locations, are aesthetically designed, effortlessly smart, highly ecological, have experiential amenities, engaging community’s lifestyle apps and least cost essential services. They are seamlessly integrated and future proofed.

In recognition that smart urban properties attract, progressive property developers and astute investors have actively sought non-traditional concept, design and development partners, like b.energy, a leading essential services provider and proptech innovator, to help bring stakeholder visions to reality, often without any capital investment, risk and with bankable options.

Progressive property developers think very differently in attracting buyers, tenants and investors by selecting and engaging early with non-traditional partners that not only contribute to the concept, design and development phase, but even more importantly, the property marketing proposition and promotion to accelerate sales.

b.energy help property marketers cut through to their audiences with unique smart property propositions. They’re also recognised in translating all the ho-hum and gobbledygook into what matters and what sells.

Progressive property developers such as Gurner, Beulah and KTQ Developments already recognise that by engaging progressive partners at the concept, design and development stage they can leverage innovative design thinking, propositions and solutions.

These can definitively increase property attraction, investor yields and returns and brand distinction in a highly competitive market, often with no capital investment, risk and bankable options.

In support of Beulah’s vision for Paragon, b.energy was directly responsible for the design, construction, operations and maintenance from its invested capital to integrate renewables into the building aesthetics, to maximise renewable electricity production, to abate carbon emissions, to reduce common property costs and to indirectly reduce owners corporation fees levied to residents.

With this in mind, b.energy led a verticality renewables strategy, which is unique to high-rise buildings and recognised as the largest implementation of its kind in Melbourne.

This strategy resulted in the vertical installation and operation of up to 42kW solar photovoltaic system that will generate c30MWh and make efficient use of the latent building lift core and fluid dampening tanks options on the rooftop amid constrained roof-top building services spatials.

As part of the service, considerable structural and 300 kph wind engineering were undertaken to ensure its integrity, safety and performance.

“The combination of a painted lift core and stylish HoneyBlack modules have markedly complemented the building design aesthetics, will reduce electricity costs and will abate around 30kg CO2-e/kWh”, b.energy chairman James Dunstan said.

The days of operating under the assumption of ‘build it and they will come’ are long gone which is why b.energy partner with smart building and proptech entrepreneur Michael Lee, the chief executive of WE Wumbo, to enable smart building and communities lifestyle management platforms for operational efficiencies and enriched building communities and locale experiences.

Smart urban properties now clearly intersect at digital and ecological.

“WE Wumbo has reimagined the built environment that transforms building management and communities lifestyle for better buildings and quality of life,” Lee said.

Bringing it all together

“Our lifestyle developments encapsulate multiple aspects of smart, sustainable living into one precinct,” Gurner design director Alex Fin said.

“It’s not just about sourcing the highest calibre finishes and having the best products, it’s about future proofing, planning and executing a development that addresses today’s demand for smart, attractive, sustainable, fully serviced residences.”

With government ecological mandates, smart buildings and liveable communities escalating in importance to buyers, tenants and investors, b.energy delivers improved environmentally sustainable designs, net zero carbon and its electrification and offset pathways without the price premium to reduce essential services costs and emissions in smart urban properties.

With their world-class partner ecosystem, integrating options of effortlessly smart, experiential amenities and engaging community’s lifestyle apps are highly sought after.

“Engaging early in concept, design and development has been the notable difference for property owners, developers and investors in increasing property attractiveness, yields, returns and benefits with us”, Dunstan said.
