in south-east Queensland, buoyed by a strong economic track record, historic levels of infrastructure investment in the pipeline and business confidence on the rise.</p><p>Logan has continued to attract a number of multinational businesses and fast-growing start-ups looking to capitalise on the city’s growth potential and enviable location between Queensland’s capital, Brisbane and tourist destination the Gold Coast.</p><p>The launch of autonomous drone delivery services in Logan by Wing — a subsidiary of global technology company Alphabet — is just one of the businesses that have funnelled a total of $100 million of private investment into the city over the past 12 months.</p><p>Logan is just one of four locations in the world that now has access to Wing’s air delivery service, which flies a range of convenience items by air in just minutes.</p><p>Under the helm of chief executive James Ryan Burgess, Wing will focus their Queensland expansion plans in Logan first, with select households in the suburbs of Crestmead and Marsden already having access to the service.</p><p>Burgess said what made cities like Logan most attractive for investment was not only the demographic factors but the opportunities driven by growth.</p><p>“Logan is one of the fastest growing areas of Queensland, so that’s a great fit for us because drone delivery makes it much easier for people to get the things they need in rapidly expanding metropolises,” Burgess said. </p><p>“Logan is also a very innovative community, and the growth and excitement around the city makes it a great place for us to start our Queensland operations.” </p><p>Logan is located in the heart of south-east Queensland where around 70 per cent of the state live, and is predicted to be the second fastest growing city in this region.  </p><p>In just over 20 years, Logan’s population is predicted to grow more than 50 per cent to around 548,000 residents.  </p><p>This has led to an unprecedented level of infrastructure investment, with more than $18 billion of publicly funded projects under way to support the growing residential population. </p></div></div></div><div class="row largest of its type by any government in Australia, was signed by local authorities and private developers to build essential infrastructure in Logan’s Priority Development Areas Yarrabilba and Greater Flagstone. </p><p>This follows the completion of Transurban Queensland’s $512 million Logan Enhancement Project in August, which increased freight productivity by reducing road travel times along some of the busiest transport routes in the region. </p><p>Major infrastructure projects in the pipeline has triggered a surge in commercial activity along the Logan Motorway corridor, with large national and multinational businesses including Metcash Hardware, DHL, Queensland Logistics Service, Huhtamaki and Pinnacle Hardware setting up operations in Logan’s industrial precincts. </p><p>It’s not only the city’s efficient transport connections and affordable land driving this investment, Logan has advantages beyond its borders. </p><p>Within a 40 kilometre radius, Logan has access to a regional catchment of over 2.6 million people, a vast network of suppliers and a diverse pool of potential talent for employers to draw from. </p><p>GO1.com, the world’s largest on-boarding, compliance and professional development platform, recently relocated their headquarters from Brisbane to Logan to take advantage of this accessibility. </p><p>Co-founder Vu Tran said running a global company from Logan was a strategic decision for GO1.com and their future plans. </p><p>“Being in Logan has provided us with the opportunity and space we need to grow and also attract the talent that we need for our growing markets,” Tran said.</p><p>“Having businesses like Ikea, John Deere, Avery Dennison all based in the area means they are potential partners for us to engage annual 3.9 percent increase in the Gross Regional Product in the year ending 2017-2018 and the highest percentage of jobs growth in over fifteen years. </p><p>The arrival of businesses like GO1.com and Wing could mark the beginning of an exciting chapter in the city’s development.</p><p>For Wing, the city of Logan will be their largest investment in Australia to date and will play a role in <div class="row" data-reactroot=""><div class="cell cs12 cx12"><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><p>Connectivity is key to transforming the Ripley region over the next decade, with Ripley Town Centre at the heart of a 25-kilometre public transport corridor from Ipswich Central to Springfield Central, providing residents with affordable access to surrounding communities and ensuring new cities are being built, not just sprawling suburbs. </p><p>The timely provision of the rail extension is vital to lead and sustain communities in the Ripley Priority Development Area (PDA). </p><p>This critical “enabler project” will seamlessly link the region and provide much-needed connectivity in one of Australia’s fastest growing areas. </p><h2><strong>Business case announced</strong> </h2><p>Ipswich City Council has released a strategic assessment to support the Ipswich Central to Springfield Central Public Transport Corridor (I2S Corridor), with an options assessment expected to follow with state government backing. </p><p>Ipswich City Council mayor Teresa Harding said it was important that growing residential communities stay connected to jobs, health care services, education and recreation options.</p><p>“The I2S Corridor is vital infrastructure of national significance and we cannot afford to delay its progression any further,” Harding said.</p><p>“If the project does not proceed, excessive congestion will cost in excess of $1 billion per annum and the regional road network will fail by 2031.</p><p>“We need state and federal government support to continue to enable the progression of the project to the options analysis stage, which Council estimates will cost approximately $2.5 million.</p><p>“The I2S Corridor will undoubtedly shape south-east Queensland and the state more broadly.” </p><p>The I2S Corridor is considered the region’s highest priority infrastructure project to meet the needs of future population growth.</p><p>The proposed rail line includes plans for nine new stations in total, connecting to the existing Springfield Central line and travelling west via Redbank Plains, Swanbank, Ripley Valley Town Centre, Ripley North and Deebing South before continuing north through Yamanto, Berry Street, One Mile, the University of Queensland Ipswich Campus and the Sadliers Crossing terminus station in Ipswich.</p></div></div></div><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><div><picture><img src="https://tud-prod-tudmedia-oj9w2zshuo0o.s3.amazonaws.com/raw/images/a8f3bdce-9f56-4394-8655-225a1f5626a9.jpg" width="800"/></picture><div></div></div></div></div></div><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><p><br>Federal member for Blair, Shayne Neumann MP said the project presents an opportunity to deliver a public transport solution that addresses current and emerging growth across the region. </p><p>“The rail extension will link the three fastest growing suburbs between Brisbane and Ipswich—Springfield, Redbank Plains and Ripley,” Neumann said. </p><p>“It’s the missing link—crucial for the growth of the region. </p><p>“There needs to be greater government investment on infrastructure projects like this one for the purposes of job creation and economic development. </p><p>“You can’t build a community without the necessary transport infrastructure, otherwise you just end up isolating people and we’ve seen enough of that recently.” </p><p>Sekisui House Australia project director Taku Hashimoto said the delivery of a public transport solution for the growing community of Ripley and the surrounding areas now, will ensure the opportunities for integrated land use development are maximised, especially along the I2S Corridor.</p><p>“The rail extension is transformative city-shaping infrastructure,” Hashimoto said. </p><p>“Ultimately, the rail is critical to the future of the Ripley region and south-east Queensland with population growth in this corridor already among the highest in Queensland. </p><p>“Without the rail, you just end up with a sprawling suburb instead of what was planned — a pattern of unique settlements that drive economic opportunities for the people who live in the area and the businesses that operate here too.” </p><h2><strong>Population boom</strong></h2><p>Ripley is considered one of Australia’s major growth areas. <div class="row" data-reactroot=""><div class="cell cs12 cx12"><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><p>Standing on the site in 2017, the McAndrew Group team knew that the former farm had the potential to be a landmark project for the company, which was actively seeking its next land development project. </p><p>Four years later and, during a global pandemic, the Queensland suburb of Joyner is now in the middle of a transformation with Mayfair, Joyner now under construction. </p><p>Identified as a growth corridor in Moreton Bay, Joyner, north-west of Brisbane, is on the doorstep of existing infrastructure and community amenities, including the Genesis Christian College, Warner Village Shopping Centre and a short drive to the recently completed USC Moreton Bay Campus. </p><p>Through close collaboration with Moreton Bay Regional Council, the McAndrew Group demonstrated a development framework with varying lot mix and frontages and responsive landscape design.</p><p>It ultimately resulted in a development approval for 150 lots to be delivered in multiple stages, with lots ranging from 199sq m terrace lots through to traditional 600sq m lots.</p><p>The site has a total area of more than 10ha and includes the amalgamation of multiple sites acquired by McAndrew Group since 2017. </p><p>Director Matt McAndrew said their off-market amalgamation of the sites was a key strategy in getting the development off the ground.</p><p>“By dealing directly with each vendor, it enabled us to structure the site in a way that was win-win to all parties involved, resulting in an increased return to the vendors and de-risked outcomes for the project,” he said. </p><p>“This was only possible through our in-house development, sales and legal teams working concurrently to achieve the collective goal”.</p></div></div></div><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><div><picture><img src="https://tud-prod-tudmedia-oj9w2zshuo0o.s3.amazonaws.com/raw/images/8ef67aa8-dd4a-4d2b-ae56-0da3abf32cf1.jpg" width="5408"/></picture><div><span style="align-content:center;opacity:0.8">▲ The third stage of the Mayfair, Joyner development, north-west of Brisbane, is being released by its developer, the McAndrew Group.</span></div></div></div></div></div><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><p></p><p>Mayfair, Joyner is next to One Mile Creek, which is being enhanced as part of the development with more than 3.5ha dedicated as environmental open space including a new park and playground. </p><p>The landscape plan also includes wildlife management initiatives and fauna-friendly design.</p><p>“Having experience working on a number of projects in the area, we knew it was important to respond to the context of the site and enhance the natural corridors and open space,” McAndrew said. </p><p>“A large portion of the lots in the development will have direct frontage to open space and will all be within walking distance to the park.</p><p>“On completion, the community will have access to more than 3.5ha of public land, previously held privately.”</p><p>McAndrew Group launched the project to its existing client database in June 2021, which resulted in all 50 lots in stage one and two being sold out within 48 hours of release, prior to going to market. </p><p>After this success, stage three is now being released to the public with tailored house and land packages. </p><p>Responding to the current challenging market conditions for homeowners looking to build their new home, the developer has hand selected three local builders to provide fixed price house and land packages on each lot, with prices starting from $525,000. </p><p>Director Scott McAndrew said the project had a total value of more than $80 million upon completion. </p><p>“By working with our builder partners, we’ve been able to streamline the home-building process for our clients,” he said. </p><p>“Providing a fixed-price construction contract has been really important to them, particularly for our first home buyers.” </p><p>Construction has now been fast tracked with Shadforth’s appointed as the civil contractor for construction of stages one to four, making up the first 105 lots, due to commence this month.</p><p>The project is the latest development for McAndrew Group, following the recent completion of projects in Narangba, Redbank and Coorparoo earlier in the year with further projects to be launched later in the year.</p><p>In addition to undertaking its own projects, McAndrew Group provides its integrated services through its development management and advisory division, acting on behalf of private land owners, interstate and international developers and institutional clients, to deliver small and large scale projects through the full life cycle from acquisition through to conveyancing.</p><p>Joel McAndrew, director, law; <div class="row" data-reactroot=""><div class="cell cs12 cx12"><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><p>A new Australian fintech platform likened to “Tinder for the private lending market” is streamlining this often complicated process.</p><p><a href="https://fundingfinder.com.au/">FundingFinder</a> is a free, searchable database that allows users to see all the private, non-bank offerings available in the Australian property market.</p><p>“The problem is that the private lending market is confusing and time-consuming,” Sydney-based mortgage broker Louis Teoh said.</p><p>Teoh’s firm, Eden Financial Partners, offers full-service brokerage services, referring short-term, commercial, and construction finance loans to private lenders.  </p><p>“Who even knows which of these guys have money, which ones are just brokers pretending to be lenders, which ones will actually lend to this or that client?,” Teoh said. </p><p> “You can waste a lot of time just trying to figure all that out.”</p><p>“It works a bit like Tinder,” Karen Borg, CEO of Funding Doctor, which operates the <a href="https://fundingfinder.com.au/">FundingFinder</a> platform, said.</p><p>“Lenders and borrowers get a little information about each other, but their details are private until they decide they want to talk further.”</p><p>The platform, which currently has almost 400 private lending offerings, uses proprietary algorithms to match projects with lenders.  </p><p>Because computers do most of the work, the platform offers fees as low as 0.15 per cent, compared to the 1 per cent to 2 per cent  commonly charged by finance brokers in the space.  </p><p>For a $10-million loan, for example, <a href="https://fundingfinder.com.au/">FundingFinder</a> charges just under $35,000, compared to $100,000 or more with a traditional broker.  </p></div></div></div><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><div><picture><img src="https://tud-prod-tudmedia-oj9w2zshuo0o.s3.amazonaws.com/raw/images/fcc5d0ea-61f8-46f7-91de-3764d4634354.png" width="800"/></picture><div><span style="align-content:center;opacity:0.8">▲ An example of the matches generated by FundingFinder.</span></div></div></div></div></div><div class="row ci"><div class="cell cs12 cx12"><div class="ci cl"><p><br>The platform gives an instant read of the market, telling the user what’s available—and at what price—based on the information they input. The more information the user inputs, the more accurate the match.</p><p>The system also makes it easy to compare offerings by estimating the total fees and interest charged.</p><p>“Something that drives us crazy is how hard it is for clients to compare offers,” Borg said.</p><p>“One lender charges a higher establishment fee, another charges interest on drawdowns but with a line fee, a third charges no line fee but the loan is on a fully drawn basis.  </p><p>“The system takes all that and estimates the total cost to the borrower. Then the client can see things on an apples-compared-to-apples basis.”</p><p>The platform offers complete anonymity and does not require a commitment from the client.</p><p>“We don’t  know who the users are until they decide to give us that information plus they can come and go as they please,” Borg said.</p><p>“Give us a try.
