Urban Property Group is scrapping three approved projects to make way for a fast-tracked precinct development of nearly 2000 homes in Sydney’s south-west.
UPG is planning 15 towers at Edmondson Park ranging from 4 to 40 storeys and comprisng about 1827 apartments.
The developer has submitted a scoping report, requesting Project Specific Secretary’s Environmental Assessment Requirements (SEARs) and rezoning study requirements for the multi-stage residential project.
It would deliver a mix of shoptop housing, market residential, co-living and affordable housing, and “potentially” build-to-rent.
The site at 4-5, 6-7, and 8 Buchan Avenue has been in UPG’s possession for several years, and a handful of projects have been approved for the sites.
The Housing Delivery Authority recommended this year that proposed developments at sites 4 and 5, at 4-5 Buchan Avenue, be declared state significant.
The state development agency Landcom had begun an Edmondson Park South Precinct plan in 2010 that outlined 3530 homes and a new town centre on and around the site.
However, UPG acquired five sites from Landcom in 2021 and its current SSDA relates to development at sites 3, 4 and 5.
UPG had plans in the works for a number of the sites with sites 1, 2 and 3 approved for 178 townhouses.
UPG will now only proceed with the development of townhouses on sites 1 and 2, totalling 106 townhouses (pictured top), on which construction has begun, but not those slated for site 3.
It will also not begin work on approved projects on two other sites approved in May—266 apartments and 40 terraces on site 5 and an eight-storey two-tower project of 131 units on site 4.
The current SSDA marks a significant upscale of its initial plans for the sites, which are 330m from Edmondson Park train station and next to a high school under construction.
The scoping report said the site was 400m north-west of the Ed.Square shopping centre, in a “highly accessible and active urban precinct”.
Also in the suburb, Urban Property Group’s $1.5-billion Chapter Place project, a masterplanned precinct of 1900 homes, broke ground last week.
The first stage, designed by Cox Architecture, comprises 43 terraces and is due for completion in mid-2026.
