Two Tower Approvals Pump Up Bulging Broadbeach Pipeline

Upscaled plans for a Gold Coast tower proposal approved two years ago but deemed “no longer economically viable in its current form” have been given the green light.

The approval paves the way for a 25-storey highrise comprising 20 luxury apartments at Broadbeach.

Overall, three levels have been added to the superseded proposal, increasing the development yield from its original 17 apartments.

Under the new scheme designed by architecture firm Mode, full-floor three-bedroom apartments would occupy levels 2 to 18.

The top six levels of the tower would accommodate two double-storey four-bedroom sub-penthouses with plunge pools as well as a four-bedroom penthouse with a rooftop master suite comprising a private 115sq m entertaining area with a pool and spa.

Sydney-based fund manager NBFI Invest filed the change application for the 620sq m site at 152 Surf Parade in January. Property records show the corner holding occupied by an ageing three-storey block of six units was acquired last year for a combined $9.4 million.

Approval for the original tower proposal was secured in mid-2023 by Polites Property Group. It negotiated development options with the site’s unit owners but never proceeded with its greenlit plans.

According to a planning report supporting NBFI Invest’s reworked plans, the changes were deemed “necessary to ensure that the project can proceed to the construction phase”.

“It is important to note that the proposed changes are a direct result of detailed project feasibility investigations and discussions with project builders which have determined that the approval in its current form, which was first proposed over two years ago, is not economically viable,” the Zone Planning Group report said.

Other amendments include the removal of feature arches from the original podium design as well as a services mezzanine level.

Plans for indoor and outdoor communal recreational space spanning 410sq m on level 2—including a pool, spa, sun-lounge area, barbecue facilities and a dining area—and three levels of basement parking have been retained.

Meanwhile, plans for a 33-storey highrise dubbed Avva Broadbeach have been given the nod by the City of Gold Coast Council for a 1032sq m site at 19-21 Anne Avenue, Broadbeach.

The proposal was lodged by Bassar Group in February and follows the Sydney-based builder-developer’s Gold Coast debut project, the 39-storey Infinity Broadbeach project along Surf Parade.

Its scheme for Avva Broadbeach has been designed by BDA Architecture and comprises 56 half and full-floor apartments, a pool, dining area, gym and wellness spaces above the podium, as well as 107 basement-level carparks.

The highrise will replace a two-storey block of eight units on the site, which was acquired for a combined $10 million.

Also at Broadbeach, Gold Coast-based developer QNY, led by Anthony Quinn, has filed plans for a $120-million, 25-level tower dubbed Camilla.

It is earmarked for a 582 sqm corner site at 162 Surf Parade, one block back from the beach and opposite the Broadbeach Bowls Club.
