‘Tiny Tower’ Plans for Gold Coast’s Rising Riverfront Strip

The tide of development keeps rising along a riverfront strip in Surfers Paradise with a six-storey tiny tower the latest addition to its booming pipeline. Under the plans, the proposal comprises four apartments, including a double-storey penthouse. It is earmarked for a 599sq m site at 62 Sunset Boulevard, an emerging development hotspot fronting the Nerang River that has been the focus of a surge of proposed residential towers. The latest proposal has been lodged by an entity led by Gold Coast-based Pan Hong Au and Nang Ho, which acquired the site in December of 2023 for $2.8 million. According to a planning report, the proposed development is within a “transitioning” urban area with several tower projects ranging from 8 storeys to 35 storeys either under assessment or approved. “Whilst the current predominant established character of the proximity is that of mostly older, 1-2 storey dwellings, duplexes and 3-4 storey multi-unit buildings, there is an emerging character of larger more intense development forms,” it said. Overall, the midrise proposal would accommodate a mix of three and four-bedroom apartments above ground-level parking for nine vehicles and a 145sq m communal open space with a pool, deck and daybeds, pergola and seating area. It has been designed by Brisbane-based Ferro Chow Architecture. “Drawing inspiration from Moroccan architecture, the design embraces sculpted forms, thickened walls, and rhythmic arches—but reinterprets these elements through an Australian lens,” an architectural statement said. ▲ Renderings of the six-storey waterfront residential project proposed for 62 Sunset Boulevard, Surfers Paradise. “This project draws from the raw beauty of the Australian landscape and the sculptural elegance of Mediterranean and Moroccan forms to create a contemporary coastal sanctuary,” an architectural statement said. One of the other recent development applications along the Sunset Boulevard strip was filed in April by Sydney-based developer Pierre Sleiman. It proposed a 33-storey highrise comprising 62 apartments. Under the scheme designed by architecture firm DBI, the slender tower would include a mix of two, three, four and five-bedroom apartments across 29 levels—with two double-storey penthouses featuring private rooftop terraces with plunge pools. A full floor is dedicated to communal recreation space on level 3 with amenities including a residents lounge, sauna and steam rooms, gym, barbecue terrace and a pool and sun deck.
