Sydney-based Sammut Group has marked its Brisbane debut with a $76-million pre-launch haul by high-end buyers for its 15-storey inner-city riverfront play.

It has locked in sales of 16 apartments at its project—dubbed Eave—on a site fronting a western bend in the Brisbane River at Toowong in the city’s inner-west.

Construction of the approved Bureau Proberts-designed tower comprising 42 luxury apartments is slated to begin in coming months.

The family-led Sammut Group put its foot on the 1371sq m riverfront site at 44 Glen Road in a $22.5 million deal in November last year, bringing its project pipeline to more $1.3 billion across New South Wales and Queensland.

“We view Brisbane as an important market for us going forward, as we look to leverage our points of difference to create homes which set a new standard in luxury apartment living, set against the positive long-term outlook for the market,” director Julian Sammut said.

That high-end positioning underpins Eave’s pricing spectrum, where two-bedroom units range from $2.1 million to $3 million, while three-bedroom apartments span $7.25 million to $13.2 million, anchored by a 455sq m top-floor penthouse.

The Toowong project follows Sammut Group’s Queensland curtain-raiser, the 38-storey, 54 apartment tower called Coast, which is nearing completion on the Surfers Paradise beachfront.

Nestled in a quiet pocket of the sought-after Brisbane suburb, the site is setback and physically separated from busy Coronation Drive, within walkable distance to Toowong’s commercial centre, train station, the University of Queensland, a ferry terminal and incoming cross-river pedestrian bridge to West End.

“Most new Toowong addresses will be accessible only via busy Coronation Drive,” Sammut said. “Eave is both physically and acoustically separated from Coronation Drive by two major intersections and neighbouring buildings, delivering quiet convenience and peace for residents.”

Architecturally, the approved tower’s design is touted to reinterpret the classic Queenslander for vertical living, taking advantage of its elevated north-east orientation with view corridors encompassing the Brisbane River, nearby Orleigh Park, the CBD and Mount Coot-tha.

“It is this combination of location, architectural excellence and attention to detail that has resonated with discerning purchasers who recognise the long-term value of securing a residence of this calibre in one of Brisbane’s most sought-after riverfront locations,” selling agent Whitefox Projects managing director Phillip Rand said.

On-site amenities will focus heavily on wellness, featuring a rooftop swimming pool, hot and cold plunge pools, a sauna, and resident lounge facilities.
