Sammut Files Plans for Brisbane Debut at Toowong

Sammut Developments plans to make its Brisbane debut with an elegant riverfront luxury apartment project at Toowong. The Sydney developer has already beaten a path into Queensland with its ambitious Coast project on one of the Gold Coast’s best streets . Now Sammut plans to do the same in Brisbane. Christmas came early for the developer with the settlement of its 1371sq m riverfront block at 44 Glen Road, Toowong and the lodgement of its Bureau Proberts-designed apartment plans late last week. The site forms part of the Archer Road precinct, which has grown significantly in the past five years with the development of The Patterson by Mosaic, Monarch by Consolidated Properties Group, Arc by Spyre, which is currently under construction, and other notable towers. Sammut is proposing a 17-storey tower for the site, comprising 42 apartments and rooftop amenity. The plans are an amendment to previous plans mooted for the site—thenumber of apartments has increased from 22 to 42 and car parks from 60 to 101. Sammut Group director Julian Sammut told The Urban Developer it was a strategic move into Brisbane where, he said, the luxury living brand would resonate with downsizers. “It’s our first one in Brisbane. Our brand is now synonymous with the Queensland lifestyle,” he said. “We’ve been able to transition well up in South-East Queensland from what we’ve been able to create in Surfers Paradise with Coast. “We’ve been looking [at Brisbane] for some time.” ▲ The Bureau Proberts design amendments to the plans for the site include greater density, slimmer building profile, and a curved facade. Sammut said while New Farm and Teneriffe had a lifestyle appeal, he felt the Toowong area was underdone. “Toowong and St Lucia haven’t been unlocked yet, that’s why we selected this site and area,” he said. “We were attracted to this site because it’s right on the bend of the Brisbane River and next to the green bridge that will connect to West End.” It’s also close to heritage hotel The Regatta, and the shopping and restaurant district at Toowong Village. Sammut said the project was aimed at downsizers who wanted to remain in the area, but said the apartments were designed with flexibility in mind in terms of buyer profile. The plans are for large three-bedroom and two-bedroom apartment typologies. Sammut said the Group targeted AAA sites with uninterrupted views, and the Toowong site was no exception. The developer will be targeting strong pricing off the back of the success of nearby projects in the precinct. ▲ Julian and Allen Sammut on the site of Coast, Sammut Developments’ first project in Queensland. Earlier this year The Urban Developer revealed the developer had acquired the Toowong site from JGL for about $20 million . JGL acquired the site in 2024 for $8.7 million, according to RP Data records. Sammut Developments will bring in South-East Queensland builder-developer Graya to build the project, subject to approval, a stone’s throw from Arc, which they are building out for Spyre. Earlier this month, another Gold Coast developer migrated north. John Kearney’s Immerse Projects has filed plans for a 15-storey tower comprising 88 units, around the corner from Sammut’s site, at 22-24 Sylvan Road.
