Plans to redevelop a prominent site above Kings Cross Station, metres from the iconic Coca Cola sign, have gone on show.

Salter Brothers in September of 2025 filed inital plans to redevelop the Potts Point Holiday Inn at 203–225 Victoria Street into a mixed-use precinct with 249 apartments.

The scheme, currently known as One Kings Cross, would be anchored by a 40-storey residential tower alongside two midrise buildings.

Landscaped upper-level terraces and resident facilities with new retail spaces, public laneways, a plaza and a reconfigured entrance to Kings Cross Station along Victoria Street would also be delivered.

Architects Bates Smart and Neeson Murcutt Neille developed the plans alongside landscape architect Aspect Studios and Connecting with Country consultants Bangawarra.

According to the proposal, Building A by Bates Smart would rise over the southern end of the 4453sq m site closest to the heritage-listed Kings Cross Hotel and would include one, two, three and four-bedroom apartments.

The midrise towers designed by Neeson Murcutt Neille, Buildings B and C, would include the upgraded station entrance, communal gardens, food and beverage outlets, and commercial space.

Through a series of co-design workshops, the proposal embeds Indigenous stories and culture into the architecture and landscape design of the project.

Plans also include 140 car parking spaces, 39 motorcycle spaces and 298 bicycle spaces.

The developer filed an expression of interest with the Housing Delivery Authority (HDA) in January, 2025, with the authority recommending the project be declared State Significant Development (SSD) in April.

The SSD application follows an earlier proposal by Salter Brothers, which attracted public criticism due to the scale of development being considered for the site and potential heritage impacts.

Those preliminary plans unveiled in September, 2025 detailed between 250 and 300 apartments across a range of low, mid and highrise buildings.

Salter Brothers acquired the hotel in 2023 as part of its broader $2 billion hotel portfolio.

The Holiday Inn, opened in 1985, is a nine-storey tower with a three-storey west wing comprising 288 rooms and 100 car spaces.

If One Kings Cross wins approval, it would be one of the most significant residential redevelopments proposed in the Kings Cross precinct in decades.

The mixed-use development is on exhibition with NSW Planning until November 5.
