Rejuvenation of Surfers Paradise North Ramps Up

Tower proposals—big and boutique—keep coming as the urban rejuvenation continues at the northern end of Surfers Paradise. New plans have been filed for a slender midrise short-term accommodation play on the Gold Coast light rail network’s doorstep. It comprises a 10-storey tower with 14 one, two and three-bedroom apartments across eight levels. The proposal has been filed by Michael de Boer and is earmarked for a 435sq m site at 3329 Surfers Paradise Boulevard that changed hands in March for $3.3 million. If approved, it would replace Adel Place, an existing two-storey block of four units. According to a planning report by Urban Planning Services, the site is already approved for an identical tower with six full-floor apartments—including a double-storey penthouse. “This application seeks to establish development rights for a short-term accommodation tower within essentially the same building envelope (albeit now accounting for detailed design), with the same architectural design (yet better activation), to provide our client their desired flexibility of having two approvals of different land uses. “This will allow our client to respond to market demands,” the report said. The revised scheme has been designed by BDA Architecture with a mix of seven one-bedroom and six two-bedroom apartments on levels 1 to 7, below a full-floor, three-bedroom penthouse on level 8. Parking for 12 cars is to be provided across the ground floor and a single-level basement. A service mezzanine and rooftop with lift overrun would cap the tower. ▲ Renders of the proposed midrise short-term accommodation tower at 3329 Surfers Paradise Boulevard. “The proposed development takes the form of a slender midrise tower, responding positively to its beachfront setting, and embracing the sub-tropical coastal lifestyle opportunity offered by the location,” the planning documents said. “The adoption of a sophisticated palette of external materials and finishes, together with the sleek form and styling of the architecture, delivers a luxury residential tower that resonates positively with the evolving light rail area of Surfers Paradise … supports the advancement of the city’s iconic skyline.” It deemed the proposal would deliver “the rejuvenation of a centrally located site, situated on the doorstop of the light rail network, producing a built form and character which clearly supports the vision of the City Plan for the renewal and transformation of this inner-city urban neighbourhood”. “The intent is to create a small, slender, boutique development, rather than a bulky high-density residential project,” the report said. At the other end of the development scale, highrise king Harry Triguboff’s Meriton Group lodged plans in August for a 74-storey tower comprising 519 apartments on a nearby site along the Surfers Paradise beachfront. It will be his 24th addition to the coastal strip ’ s famed skyline. The tower would accommodate a mix of one, two, three and four-bedroom apartments rising from four basement levels (including a lower ground floor) and a seven-level podium. Two floors at levels 8 and 9 would provide communal open space and recreational facilities, including an outdoor swimming pool and spa, terrace areas, barbecue and outdoor dining spaces, indoor pool, sauna, residents lounge and gym.
