Queensland Pumps Extra $500m into Fast-Tracking Housing Supply

The Queensland Government has doubled down on the second-round funding of its Residential Activation Fund from $500 million to $1 billion in a bid to unblock developer pipelines and accelerate housing supply.

It brings the total value of the RAF to $2 billion, targeting the delivery of critical enabling infrastructure such as water, sewerage, roads, and power.

The capital injection, initially flagged in the 2026-2027 Budget, follows “overwhelming interest” from the property sector and councils.

Round two of the program drew 209 submissions—73 from South-East Queensland and 136 from regional, rural, and remote areas. At least half of the new round’s allocation was strictly ring-fenced for regional projects.

According to the state government, the first round of the fund had already catalysed the delivery of more than 98,000 homes across 98 projects.

For developers, the upfront cost and delivery delays of trunk infrastructure have long been critical supply bottlenecks.

Urban Development Institute of Australia Queensland chief executive Kirsty Chessher-Brown said infrastructure servicing remained one of the biggest challenges holding back hundreds of thousands of potential lots.

“RAF has made a tangible and sizeable impact, and today’s announcement to boost the allocation of funding in Round 2 will boost supply and improve speed to market,” she said.

Deputy Premier and State Development, Infrastructure, and Planning Minister Jarrod Bleijie said the significant response to the Residential Activation Fund to date underscored its critical role in “unlocking land and breaking down barriers that have been holding back councils and the industry”.

“Homes are already out of ground and keys are being handed over thanks to the Residential Activation Fund, which is delivering new housing supply, fast,” he said.
