Time & Place File Plans for DA-Approved Pyrmont Site

Developer Time & Place has put forward major changes to plans for a five-storey office block in Pyrmont after acquiring the DA-approved site last month.

The development group, which has offices in Melbourne and Sydney, bought the site at 86-92 Harris Street in the inner city suburb in December after it went to market earlier that year.

Time & Place said it aims to deliver “a high-quality commercial office building that aligns with market demand and is consistent with the emerging planning intent for the Pyrmont Peninsula”.

Original plans for the 2764sq m former a car park were lodged in 2018 by developers Michael Teplitsky and Darren Williamson under their Citi 88 vehicle. 

They acquired the site in 2015 for $7.3 million, according to records from Domain. It is unclear how much Time & Place paid for the site. 

Development consent for those initial plans was granted by the NSW Land and Environment Court in 2019.

Now, Time & Place wants to make the development its own with major architectural changes. 

The modifications, designed by SJB Architects and filed with the City of Sydney, remove a wing of the originally proposed building. 

The aim is to expand available landscaped area and tenant courtyard space, said the developers, and to improve “the visual experience of the development from adjoining properties”.

Other amendments change the lift, fire stairs and lobby placement to improve daylight access, move the end-of-trip facilities, and remove one level of planned basement works. 

Time & Place said this would reduce the amount of excavation required, representing a “positive sustainability initiative” and that a smaller basement is more efficient from a space planning perspective. 

Aesthetic changes are also being made, lowering the facade height and creating additional openings to ensure a greater visual connection to the street, with porthole and full-length windows added.

Further amendments will extend the building eastwards and involve internal reconfigurations and landscape modifications.

The estimated cost of the project is $22 million. 

The area is zoned B3 Commercial, and is within the Pyrmont Peninsula Place Strategy zone, a 20-year state government-endorsed framework “to unlock jobs, opportunities and a vibrant 24-hour culture”.

Time & Place has been working on much bigger projects in recent years, securing approval for its $500-million Alphington mixed-use project in Melbourne last year, as well as its Cremorne office tower in collaboration with MaxCap.
