Rockonus Group has filed plans for a four-storey student housing project that would deliver 96 self-contained apartments near Monash University.

The proposal for a site at 12-14 Marshall Avenue, Clayton, is 400m from the university and 18km south-east of the Melbourne CBD.

Rockonus Group has filed the application with the City of Monash. Parallel Workshop is leading the design.

Parallel Workshop also designed the nearby Stockdale Housing project, a 65-room development that was fully occupied within two months of completion with rental rates exceeding initial feasibility projections.

The proposal would deliver self-contained student rooms across two allotments totalling 1515 square metres.

According to the town planning report prepared by Ratio Consultants, the development would comprise apartments of 22sq m to 32sq m across 15 configurations.

Each unit would include a desk, kitchenette, bathroom and storage.


The U-shaped building would include a basement level with 24 car parking spaces and 48 bicycle spaces, as well as communal facilities including a gym, laundry and study areas.

Total gross floor area would be 4263sq m, with a net lettable area of 2476sq m. The proposed 12.76m building height is well below the preferred maximum of 21m for the area.

Clayton is shifting towards higher-density residential developments, including student accommodation and lowrise apartments.

Monash University’s Clayton campus has 42,477 students competing for about 3000 on-campus beds, leaving most seeking private accommodation solutions.

The proposal also aligns with the Suburban Rail Loop East Monash Precinct Vision, which positions the location as a Medium Change Area suitable for higher-density housing.
