Property Styling Critical to Long-Term Brand Impact

A strong emotional connection with prospective buyers can lead to easier and quicker sales.

People will never forget how you made them feel and the experience you provided, this is incredibly powerful when marketing your brand and properties.

While CGI helped revolutionise real estate inspections, nothing will come close to stepping into a beautifully staged property to evoke stronger emotions from a prospective buyer.

No matter how great the angle or lighting is in a picture, physical inspections always create a more memorable experience and help buyers get their creative juices flowing.

People will never forget how you made them feel and the experience you provided, this is incredibly powerful when marketing your brand and properties.

Property styling that reflects your brand

NSW Sales Manager Marcella Cetinich says that the way you stage your display home will affect your brand.

“Every detail of your service and how you market your listings tells buyers a story and becomes a part of your brand.

“Who you hire is also no different, as the businesses you partner with reflects your level of professionalism.

“Finding the right furniture hire company that aligns with your values in quality and design and who can follow your creative brief will make a world of difference,” Cetinich said.

If you market yourself as a luxury home builder but cut corners when it comes to home staging and selecting your supplier, those short-term savings could end up costing you a lot in the long run.

Styling for different demographics

When it comes to styling, different regions or states will have vastly different expectations. Where Melbourne usually calls for sleek, contemporary interiors, Brisbane buyers will more likely connect with a fresh and airy feel throughout the property.

Each demographic will have their own lifestyle preferences and requirements so it is important to adapt and stage every home according to what the market wants. You are selling a desirable lifestyle and you want your potential buyers to fall in love with the property as soon as they walk through the door.

How you market to millennials will also be extremely different to how you target senior buyers. Senior buyers looking to downsize does not mean that they will accept dorm room vibes and hospital-like decor.

NSW Sales Manager Marcella Cetinich says Getting older is not equivalent to a lack of taste and low expectations and should never be used as an excuse to not display the properties in the best way. You want to inspire potential buyers and get them excited to enter the next chapter in their life.

“They are savvy shoppers and understand what their needs are, it is up to you to put your best foot forward and convince them that you have the right place for them.

Retirement living also presents its own set of specific challenges.

“You may have to cater to potential buyers who suffer from health issues and create a comfortable space until they move on to a more supervised aged-care facility,” Cetinich said.

Something as common as cataract can impact how a senior buyer interacts with a space you have designed and is important to keep in mind when it comes to styling the space and selecting the furniture and artwork that will make your customers feel right at home.

Think long term

Just as home buyers start their search browsing the real estate listings online, websites and social media are also the very first source of information for home builders.

“In an increasingly crowded market, they are most likely to make their first selection based on the pictures and virtual walk-throughs long before they step foot in one of your display homes,” Cetinich said.

“Not only that but the decision-making process can take years during which you need to stay top of mind and to wow your prospects with up-to-date pictures.

“If you consistently use the same pictures across all your marketing campaigns, it may start to look dated and you might miss out on many opportunities. ”

Furniture hire companies can help ensure that every property is tailored to your specific brief and requirements, even as they evolve. Make sure to partner with a company you can trust in the long run to ensure you always present in the best way across your property portfolio.

For long or short-term, property styling is an investment that will deliver an incredible return on investment as multiple studies have shown that styled properties sell faster and for a better price.
