Veteran Gold Coast developer Niecon Group is expanding its footprint on the northern beaches, launching a boutique $168-million residential apartment community on the tightly held Biggera Waters foreshore.

Dubbed Reflections on the Broadwater, the 14-storey development will yield 90 apartments on a 2288sq m site, marking a strategic move by the family-led firm toward a more intimate style of waterfront living.

The project represents a continuation of Niecon’s 50-year legacy in the region, which includes defining skyline projects such as Broadbeach’s $850-million landmark The Oracle, Niecon Plaza, Labrador's Aqua, and Mermaid Beach's Ventura Residences.

Niecon third-generation managing director William Nikiforides said the project aimed to elevate waterfront living by celebrating the site’s natural environment.

“The Broadwater does all the talking, and we believe with our new development we will honour this special part of the Gold Coast,” Nikiforides said. “We wanted to create a building that feels grounded and genuinely connected to its surroundings.”

Niecon has partnered with Brisbane-based Kris Kowalski Architects and interior design studio Tom Mark Henry on the project.

The development would comprise a mix of 68 two-bedroom apartments and 22 three-bedroom apartments with multi-purpose rooms.

In keeping with the post-pandemic premium amenity race, Reflections would feature facilities split across two levels—including a heated resort pool, hot and cold plunge pools, sauna, gym, Zen garden and yoga lawn, library, work-from-home spaces, private dining room and kitchen.

The pet-friendly development also would provide a dedicated caretaker, a resident car wash bay and secure bicycle storage.

Niecon is a privately owned, family-led developer-builder that has delivered 23 residential and commercial projects worth a combined $2.14 billion since its founding in 1969.

Its Reflections on the Broadwater development is slated for completion in late 2028.
