Gold Coast Opens Bid Process for Major Nerang Precinct Renewal
The City of Gold Coast has begun an expression-of-interest process for a 7.9ha Nerang site that could become a new mixed-use residential and community precinct.
The former Nerang Administration Precinct, close to the town centre, has potential for about 21,000sq m of developable area and is being offered to private-sector development partners under a land-for-infrastructure partnership model.
Led by Invest Gold Coast, the project would introduce medium-density housing and complementary commercial uses, alongside a new community services hub replacing the Bicentennial Building auditorium.
The city is seeking an experienced development partner to lead the masterplanning and delivery of the precinct, with proposals to be assessed on their ability to deliver the housing, commercial, community infrastructure and public realm outcomes.
The proposed hub would include office, retail and allied health services.
The successful development partner would receive development rights in exchange for delivering agreed community infrastructure and public realm works.
Gold Coast Mayor Tom Tate said the site was strategically located between the city’s coastal corridor and hinterland.
“This site is primed for urban renewal,” Tate said.
The council endorsed the project in June, describing it as an opportunity for a major urban renewal outcome for the Nerang community.
The development comes as the Gold Coast faces sustained population and economic growth, with the city’s population projected to rise from about 690,000 currently to more than a million by 2046.
Under the Queensland Government’s ShapingSEQ 2023 plan, the Gold Coast is projected to grow from about 639,000 people in 2021 to more than 1.02 million by 2046, an increase of about 388,000 people.
The regional plan identifies a need for about 158,000 additional homes across the Gold Coast over the period, taking the city’s housing stock to about 429,500 by 2046.
Invest Gold Coast said the city’s economy had also grown 25 per cent since 2020-21 to more than $55 billion, with more than $23 billion of major projects currently under way.
Nerang itself had a population of 17,048 at the 2021 Census, with the broader Nerang-Mount Nathan statistical area recording more than 21,000 residents.
The suburb’s location on the inland side of the Gold Coast places it between the city’s major coastal centres and the hinterland, with access to multiple transport routes and established employment, education, sporting and community facilities.
The EOI process is due to close on October 2.
