Mosaic Files to Push Broadbeach Tower Higher

Hot on the heels of winning approval for its Marella apartment tower at Broadbeach, Brisbane-based Mosaic Property Group has taken the development back to the Gold Coast City Council to take the tower higher.

An amended plan was filed with the council late last month to boost the number of storeys from 29 to 31 and increase the apartment-count from 96 to 99 apartments in the tower planned for  the site at 146-148 Surf Parade. 

Marella is Mosaic’s 10th project on the Gold Coast and is aimed at boosting the city’s dwindling stocks of new apartments, which dropped to an all-time low earlier this year. 

Planning documents filed show it as a minor amendment to the approved plans for the 1448sq m site. 

The changes include increasing the height of the tower by 2.2m, amalgamating two apartments on Level 25, increasing the number of apartments from 96 to 99, and decreasing the ceiling height from 4.6m to 3.2m on Levels 26-28. 

The additional floors would accommodate four sub-penthouses, according to the planning report.

“The proposed amendments seek to change the building height and configuration of dwelling units in a manner that is not dramatically different, in accordance with the requirements for a minor change,” the report said. 

“The resultant development maintains a high level of compliance with the assessment benchmarks, including key performance indicators.”

Subject to the project receiving approval for the minor change to plans, construction of Marella by Mosaic was scheduled to start in early 2023.

It will replace two three-storey unit blocks on the corner site and will comprise 59 two-bedroom apartments and 37 three-bedroom apartments over 27 residential levels.

Along with some of its other nearby developments, Mosaic has teamed up again with Plus Architecture on the Surf Parade project, which has been designed with floor plates that “expand and contract to enhance and optimise views”.

Resort-style residential amenities on level one are oriented towards Surf Parade with layered landscaped terraces looking over the park and towards the ocean. They include a large pool and spa, sauna, steam rooms, gym facilities and barbecue areas.

Mosaic has also lodged a development application for a similarly scaled residential tower for a 1420sq m site at 4-6 Rosewood Avenue. It comprises 29 storeys with 98 two and three-bedroom apartments.

Also designed by Plus Architecture, the two towers share a similar built form with slight differences in characteristics to enable them to complement each other in the Broadbeach skyline.
