South-east Queensland builder-developer McNab will redevelop the former 19th-century Dixon’s Tannery into a wellness-focused residential precinct after winning approval for the plan.
The historic tannery at West End will be preserved and incorporated into The Tannery Residences, a 10-storey apartment project on the 4465sq m site at 439 Montague Road.
The project designed with Cottee Parker Architects, Aspect Studios and Tom Mark Henry will deliver 81 two, three and four-bedroom apartments, as well as rooftop amenities, pool, outdoor dining areas, sunset lawn and dog-friendly zones under the scheme approved by the Brisbane City Council.
McNab founder Michael McNab said the project would preserve Brisbane’s industrial past while creating new homes.
“Properties that honour history while delivering modern design have unique appeal and there’s growing demand for spaces with both character and legacy,” McNab said.
“This is the first truly integrated wellness and heritage project of its kind in Brisbane and we’ve worked closely with heritage consultants and designers to ensure it respects and elevates the site’s legacy.
“By incorporating more than 1100sq m of dedicated communal space across the ground level and rooftop, The Tannery responded directly to this shift we’re seeing in buyer priorities.”
A wellness retreat has been incorporated into the original tannery building, which would comprise a sauna, steam room, hot and cold plunge pools and a commercial-grade gym.
Residents would also have access to a private dining room, cinema, library and co-working areas.
Tom Mark Henry director Jade Nottage said the interiors had been inspired by the heritage elements of the site.
“With a site with such diverse history, we wanted to create something that really feels connected to its past—a place that brings back and celebrates traditional crafts, community, nature, and well-being,” Nottage said.
The project has prioritised the retention of a mature hoop pine at the entrance to the site.
Construction of The Tannery Residences is slated to start in the third quarter of this year and completion is expected for late 2027.
