Launch Sell-Out Sparks Mayfair's Third Stage

Standing on the site in 2017, the McAndrew Group team knew that the former farm had the potential to be a landmark project for the company, which was actively seeking its next land development project.

Four years later and, during a global pandemic, the Queensland suburb of Joyner is now in the middle of a transformation with Mayfair, Joyner now under construction.

Identified as a growth corridor in Moreton Bay, Joyner, north-west of Brisbane, is on the doorstep of existing infrastructure and community amenities, including the Genesis Christian College, Warner Village Shopping Centre and a short drive to the recently completed USC Moreton Bay Campus.

Through close collaboration with Moreton Bay Regional Council, the McAndrew Group demonstrated a development framework with varying lot mix and frontages and responsive landscape design.

It ultimately resulted in a development approval for 150 lots to be delivered in multiple stages, with lots ranging from 199sq m terrace lots through to traditional 600sq m lots.

The site has a total area of more than 10ha and includes the amalgamation of multiple sites acquired by McAndrew Group since 2017.

Director Matt McAndrew said their off-market amalgamation of the sites was a key strategy in getting the development off the ground.

“By dealing directly with each vendor, it enabled us to structure the site in a way that was win-win to all parties involved, resulting in an increased return to the vendors and de-risked outcomes for the project,” he said.

“This was only possible through our in-house development, sales and legal teams working concurrently to achieve the collective goal”.

Mayfair, Joyner is next to One Mile Creek, which is being enhanced as part of the development with more than 3.5ha dedicated as environmental open space including a new park and playground.

The landscape plan also includes wildlife management initiatives and fauna-friendly design.

“Having experience working on a number of projects in the area, we knew it was important to respond to the context of the site and enhance the natural corridors and open space,” McAndrew said.

“A large portion of the lots in the development will have direct frontage to open space and will all be within walking distance to the park.

“On completion, the community will have access to more than 3.5ha of public land, previously held privately.”

McAndrew Group launched the project to its existing client database in June 2021, which resulted in all 50 lots in stage one and two being sold out within 48 hours of release, prior to going to market.

After this success, stage three is now being released to the public with tailored house and land packages.

Responding to the current challenging market conditions for homeowners looking to build their new home, the developer has hand selected three local builders to provide fixed price house and land packages on each lot, with prices starting from $525,000.

Director Scott McAndrew said the project had a total value of more than $80 million upon completion.

“By working with our builder partners, we’ve been able to streamline the home-building process for our clients,” he said.

“Providing a fixed-price construction contract has been really important to them, particularly for our first home buyers.”

Construction has now been fast tracked with Shadforth’s appointed as the civil contractor for construction of stages one to four, making up the first 105 lots, due to commence this month.

The project is the latest development for McAndrew Group, following the recent completion of projects in Narangba, Redbank and Coorparoo earlier in the year with further projects to be launched later in the year.
