Office, Apartment Projects Line Up on Adelaide’s Magill Road

Two quite different projects are in the pipeline for Magill Road on the way from the South Australian capital to the Adelaide hills.
At 101 Magill Road, Adelaide firm BOFFDEV wants to develop, and Mittiga Construct plans to build, 2000sq m of office space in a three-storey project.
The building would have a vertical battened façade, curtain-wall glazing, full-height glazed atrium, ground-floor green wall and 60 car spaces.
BOFFDEV’s James Boffa said the project would breathe life into the prominent site at the corner of Nelson Street, across Magill Road from The Republic hotel in the chic cafe strip suburb of Norwood.
“From the outset, the vision was to deliver a genuinely high-quality workplace that reflects how businesses want to work today—with quality design, natural light, amenity, accessibility and a strong connection to the surrounding precinct,” he said.
The whole building, or individual floors, are being marketed for lease by Belle Property Commercial Adelaide and Adelaide Commercial Real Estate.
Belle director Lyndon Cocks said the project responded to greater discernment among potential tenants about the quality of offices they provide for staff.
“There is very little comparable new office accommodation of this calibre available in Adelaide’s inner east,” he said.

Adelaide Commercial Real Estate’s Vincent Schipani said the building’s location would be key for prospective occupiers.
“Tenants can be just minutes from the CBD while benefiting from the convenience and lifestyle amenity of the inner eastern suburbs,” he said.
About 3km from the Adelaide CBD, the development would offer a range of floorplates to accommodate different uses. Tenants engaging early with agents will be able to influence elements of the floors’ fitout.
A major occupier may also be able to secure naming rights and prominent corporate signs.
Development approval is yet to be gained, but the leasing agents anticipate construction will start soon and the building will be available to tenants in early 2028.
Upsize planned at Tranmere
Elsewhere on Magill Road, 3km to the east at Tranmere, One R&C P/L, directed by Adelaide-based Junjie Zhu and Dian Gu, has applied to add a storey to a four-level apartment building approved in April.
Planned for the corner of Birkinshaw Avenue, the updated five-storey project would have 27 apartments of one to three bedrooms, up from the originally approved 24 homes.
New to the project would be four affordable one-bedroom apartments.

The Nic Design Studio-conceived plans show a 70sq m retail tenancy on the ground floor facing the corner, which is across Magill Road from St Joseph’s school.
The proposal would retain six bicycle parking spaces. It would have 36 car parks, up from 35 originally approved. A car stacker would house 35 cars and an at-vele space would be reserved for people with a disability.
A 1950s detached house would make way for the project.
Public comment on the revised proposal closes on September 7.
