Kincrest’s Shoptop Apartment Plan for Essendon Goes Public

Kincrest’s plans for an eight-storey shoptop apartment complex are on exhibition for the site it scooped up three doors down for another of its schemes. 

The developer bought the 1049sq m site at 1009-1013 Mount Alexander Road near its completed Watson project last year. 

Kincrest plans to build a 36-unit apartment block on thesite in the middle of the North Essendon Major Activity Centre that is predominantly surrounded by commercial buildings.

But the residential character along Mount Alexander Road is “evolving,” its permit application to the Victorian Department of Transport and Planning said, with apartment blocks of up to six storeys cropping up. 

Within the City of Moonee Valley local government area, it has made the application via the Great Design Fast Track provisions. 

Designed by Carr Architecture, the apartment block would include 221sq m of retail on the ground floor and homes on the floors above.

Kincrest’s development, dubbed Hollick Place, would comprise 36 apartments—14 of two bedrooms, 20 of three and 2 four-bedroom units. 

A large communal area is proposed for level 1, with a gym and lounge area, and two outdoor terraces. 

The permit application said that the proposal was “complementary” to  the surrounding land uses including the nearby North Essendon residential areas. 

The mixed-use project would “reinforce the importance of the North Essendon Major Activity Centre,” it said, providing a diverse housing product consistent with the planning scheme and its 20-minute neighborhood plans. 

Kincrest completed its other Essendon project in June 2025, It sold out before completion.
