Architects Rethinks Seven-Storey Richmond Tower

Katsifolis Architects have filed amendments to their plans for a fully residential project in Richmond.

Katsifolis Architects have filed amended plans for a mixed-use project in a Melbourne CBD fringe suburb. 

Application documents filed with the City of Yarra council for the 220sq m site at 1 York Street, Richmond list Toloy Nominees Pty Ltd as the client.

ASIC records show that Stavros Katsifolis is the director of Toloy Nominees. Katsifolis heads architecture firm Katsifolis Architects, which has also designed the plans for the project. 

The original plans for the seven-storey project included changing some of the apartments to spread across entire levels.

There was a studio apartment on the ground floor with a courtyard and parking space for three cars.

Two one-bedroom apartments with individual terraces were on each of the first, second and third floors.

Floors four and five would each have a two-bedroom apartment with a terrace.

A barbecue area and terrace for the apartments on the fourth and fifth floor was planned for the rooftop.

There was also a separate barbecue area and terrace for the apartments on the other floors located on the other side of the stairs to the rooftop.

Amendments to the plans now involve swapping the ground floor studio apartment out for an office and turning the apartments on the third floor into a single apartment. 

This then creates an office space plus seven apartments for the entire project. 

The first and second floors will now have one one-bedroom apartment and one two-bedroom apartment each.

There will be one two-bedroom apartment on each of the third, fourth and fifth floors.

Apartment seven will have its own rooftop terrace while another terrace on the rooftop will be for the remaining apartments to use.

The proposed amendments also include changes to the setbacks.

Council records show that the estimated cost for the project is $24 million.

The site is currently used as a car park and, according to Corelogic property records, last exchanged hands in May 1995 for $75,000. 

Throughout 2022 Richmond was a key part of the Melbourne office market with several transactions and office project developments in the suburb.
