Prime Plot on Brisbane’s James Street Comes to Market

A site opposite one of Australia’s best-known hotels has come to market.
The 1651sq m landholding in the heart of Brisbane’s James Street precinct is being sold via an expression of interest campaign by Ray White Commercial Queensland.
Described as a super-prime development opportunity, the site at 171–181 Robertson Street in Fortitude Valley has been branded as Robertson on James.
It is 1km from the Brisbane CBD within one of the city’s most tightly held lifestyle and retail precincts.
The site comprises two fully leased commercial buildings that generates about $1.18 million in net annual income, providing immediate holding income while longer-term redevelopment plans are considered, the agents said.
The asset is supported by MU1 Inner City mixed-use zoning and includes 34.8m of street frontage and a depth of 47.3m, “offering flexibility for a range of potential outcomes including luxury residential, boutique hotel or mixed-use development,” they said.
“The site’s position opposite The Calile Hotel and within the established James Street precinct strengthens its appeal to developers and long-term investors seeking exposure to one of Brisbane’s most established urban lifestyle hubs,” agents said.

Marketed as part of a broader wave of premium assets coming forward in Brisbane, the campaign arrives amid heightened attention on the city’s long-term growth outlook, supported by infrastructure investment, population growth and preparation for the 2032 Olympic Games.
Interest is expected from both domestic and international buyers, with the precinct continuing to attract capital on the back of its curated retail environment, hospitality offering and walkable urban form.
The agents said the campaign reflected continued demand for blue-chip inner-city landholdings with redevelopment upside in tightly held precincts.
The expression-of-interest campaign is due to close May 14.
