Hospital-to-Homes Pivot Planned for Hobart TV Site

Investors are ditching approved private hospital plans in favour of apartment and short-term accommodation on the old WIN TV studio site in Hobart.

Approved plans for a private hospital plans would be dumped in favour of apartment and short-term accommodation on the former WIN Television studio site in Hobart under plans before the city. 

Nexus Hospitals and Contact Group won approval for their proposed $60-million Tasman Hospital in 2021 but later abandoned the plans due to reported cost blowouts and put the site on the market.

The 8031sq m property was listed for sale in September 2023 and sold for $7.7 million to a group of investors known as The House Family Office the following year. 

An entity called 52 New Town Road Pty Ltd is listed on the title documents for the new plans, which are on advertisement with the City of Hobart until December 9.

The Woods Bagot-designed scheme includes 23 apartments, 38 short-term accommodation units, a cafe, wellbeing centre, consulting rooms and green pavilions. 

The three-to-five storey buildings would be spread across three wings on the site with 67 car and 30 bicycle parking spaces at the southern end.

The former WIN Television studios and offices were demolished to make way for the 20,000sq m private hospital in 2022.

The site at 48-52 New Town Road, New Town, is zoned Urban Mixed Use in a predominantly low-density residential area, 2.5km north-west of the Hobart CBD.

Demand for housing and hotels is continuing to surge in the Tasmanian capital that was ranked as one of the top 10 global trending destinations for 2026 by Expedia Group last month.

The Unpack 26 travel trends report showed flight and accommodation searches for Hobart rose 25 per cent this year.

Meanwhile, home prices in Hobart have jumped 28.2 per cent in the past five years and peaked in March 2022, according to Cotality’s November report.

Although still considered more affordable than its mainland counterparts, rents for homes rose 6.9 per cent in the year.

This was despite house price growth at a modest 2.4 per cent for houses and 2.6 per cent for apartments across the same period.
