HG Developments Plots Next Tower as Newstead Density Push Accelerates
Brisbane’s inner-city density push is accelerating as an 18-storey residential tower in the Newstead North precinct is added to the pipeline of proposals.
HG Developments—led by Alistair Harvey and Simon Gundlach—has filed plans for the Bureau Proberts-designed scheme comprising 64 luxury apartments.
It is slated for a 1518sq m site spanning three lots at 17-21 Maud Street, neighbouring the Brisbane-based developer’s under-construction Aire Newstead project.
Under the plans, a mix of 15 two, 45 threeand four four-bedroom penthouses would sit above a single-level podium and three basement levels with parking space for 144 cars and 70 bicycles.
A planning report prepared by Therefor Group said the purely residential play responded to Brisbane’s Inner City Strategy that “calls for the optimisation of housing opportunities” along high-amenity transport corridors, with Newstead specifically identified as an inner city sustainable growth precinct.
“The anticipated density and assumed infrastructure demand for this area has now shifted, with there now being an acceptance of greater building heights in well located parts of the city... a focus on building up and not out, and recognition that increased building height is a necessary response to address housing supply in terms of both need and choice,” the report said.
Crowning the Maud Street scheme is a 287sq m communal rooftop terrace designed as an exclusive urban retreat incorporating a pool, cabanas, day beds, a barbecue area, private dining room, sauna and a steam room.
According to a submitted design statement, the proposed tower “celebrates Newstead’s heritage character while contributing positively to Brisbane’s evolving subtropical identity”.
“The building is defined by a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead’s historic built fabric,” it said.
“Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity.”
“Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment.”
Newstead is rapidly transforming into one of the most densely populated urban precincts of Brisbane’s booming inner north with a growing pipeline of tower proposals.
Among other recent development applications lodged with the Brisbane City Council, a 28-storey mixed-use tower comprising 76 luxury apartments is earmarked for a 1510sq m site on the corner of Longland and Wyandra streets.
It has been pitched by an entity linked to Brendan Menegazzo of the rich-lister family behind the 200,000-head Stanbroke cattle empire.
As well, Pikos Group Pikos Group has unveiled plans for a $400-million residential tower with 161 apartments rising 30 storeys on a 1389sq m parcel at 78-82 Doggett Street.
