Griffith Group Plots ‘City-Shaping’ New Farm Park Apartment Block

Griffith Group is planning to transplant an historic building to another suburb 11km away to make way for its latest New Farm project. 

The plans submitted to Brisbane City Council detail a shoptop tower on a “landmark corner” at 934, 938 and 942 Brunswick Street, overlooking New Farm Park. 

The plans include the relocation of the existing pre-1946 home at 934 Brunswick Street to a site at 31 and 33 Vista Avenue at Tarragindi, 11km south of the current site. 

The “donor” site is currently occupied by a two-storey home, which would be replaced by the transplanted building. 

The remaining commercial buildings on the Brunswick Street site would be demolished to make way for a six-storey Richards & Spence-designed tower with five ground-floor tenancies totalling 395sq m. 

Eleven apartments would sit above the four retail tenancies and one food and drink tenancy.

They would be split between two 320sq m five-bedroom apartments, with a trio of 193sq m three-bedroom apartments and six 203sq m, three-bedroom units. 

Two basement levels would provide 55 car parking spaces for residents and visitors, with access off Brunswick Street. 

Griffith Group owns the 1250sq m site at the corner of Brunswick and Sydney streets, which it acquired in late 2025 for $14.5 million, according to Cotality’s RP Data.

Delivery of the project is “not driven by short term speculation” the report from Property Projects Australia said, given Griffith’s track record of mid-rise, inner Brisbane city developments, including its projects James Place, Little Lane and Brera. 

The application said that Griffith’s unconditional ownership “provides certainty of intent and mitigates delivery risk associated with conditional or opportunistic site control”. 

Designed by Richards & Spence, the development represents a “strategic infill opportunity” to deliver a “catalytic, city-shaping project at a mid-rise scale” which aligns with the “ongoing evolution” of New Farm. 

The report acknowledged that the “rare and strategically significant landholding” means that any new development would be “highly visible” to park visitors.

The shoptop development would have an “ongoing relationship” with New Farm Park, which attracts 18,000 visitors weekly, it said. 

This means it  “carries an elevated responsibility, and opportunity, to contribute positively” to the area, and one of Brisbane’s “most popular public spaces,” the assessment report said.

Its target audience is Brisbane locals, it said, aiming for the project to be “delivered for locals, by locals”. 

New Farm is in high demand with developers.

Fortis is working on a project on Bowen Terrace, upscaling the plans earlier this year by adding another 20 apartments, meanwhile Cardo Property has launched plans for 10 luxury apartments on a riverfront site and Frank Developments is working on a boutique apartment scheme on Oxlade Drive.
