Gold Coast Developer Pitches Tower for Kirra Beach

The skyline of the southern Gold Coast is still on the rise with its development pipeline continuing to simmer along after coming off the boil of a post-pandemic surge. Among the latest proposals are plans filed for a 14-storey residential tower at Kirra Beach. Gold Coast-based developer-builder John Kearney’s Immerse Projects is behind the proposal—its third development play in the Coolangatta area. Earmarked for an amalgamated 2024sq m site spanning two lots at 5-7 Haig Street, the scheme designed by BDA Architecture would accommodate 105 apartments. “Things are a bit slower than this time last year,” Kearney told The Urban Developer. “I think people are a bit weary at the moment and probably want to see a bit more confidence around interest rates coming down. Also there's the [federal] election this year as well, so people are being a little bit more conservative. “But that doesn't mean prices are going down or the demand. “Coolangatta is a very tightly held area. And there’s more demand down there than there are projects being delivered. “If you have a look at what’s being delivered at the moment, there's very little ... and what’s being delivered is ultra high end. “This development is high end but not ultra high end. I’ve always focused in that more middle market because there's not enough of it and it’s a good safe bet, from a developer as well as a buyer perspective.” ▲ A rendering of the Kirra Beach tower scheme designed by BDA Architecture. Sitting above a three-level basement with parking for 149 cars, the proposed tower would comprise a mix of 41 two-bedroom and 64 three-bedroom apartments. Each of its floor plates from level 3 to 14 would accommodate eight apartments. As well, it would provide six apartments on level 2 and three ground-level “beach house” units with private garden terraces. According to the documents, the application is seeking an interchangeable land use of both multiple dwelling and short-term accommodation “to allow flexibility in the residence of the apartments”. The site is within an established residential and tourist neighbourhood. Overall, the proposed development also would feature 565sq m of communal open space, including a double-height ground floor recreation area with a private dining room and outdoor terrace. On the first level, a wellness hub is planned as a “resort-like escape” for residents with a glass-edged 20m lap pool, spa, sauna, cold plunge pool, outdoor fitness areas and a poolside dining space. ▲ Renderings of the proposed 14-storey Kirra Beach tower comprising 105 apartments at 5-7 Haig Street. Dedicated work-from-home facilities—including private pods, a boardroom and breakout areas—also have been incorporated into the scheme. An architectural statement said the proposed development was designed to integrate seamlessly with its neighbourhood. “The gentle curves of the built form reflect the coved shapes of the Kirra coastline, while the flat edges and angled walls orient users to views of that same coastline, reinforcing a harmonious connection with its environment,” it said. “The tower portion of the building showcases a modern and sculptural design, characterised by curvilinear balconies, angled blade walls, expansive glazing, and warm-toned materials that create an elegant yet dynamic facade. “The subtle angling of walls has been carefully considered to optimise view corridors and maintain privacy between apartments and neighbouring buildings.” If approved, the development would replace two walk-up two-storey unit buildings. Meanwhile, Immerse Projects’ seven-storey, 40-apartment Rhythm project at Kirra Hill is nearing completion and it has approval for a 17-storey, 58-apartment tower on an adjoining site.
