A mixed-use tower combining 150 apartments with ground-floor commercial space would rise more than 6m above height limits as developer Frigo Residence Pty Ltd seeks council approval for a 60.9m development at Bundall.

The application has been filed with the City of Gold Coast Council for the site at 8 Frigo Court, Bundall. ASIC records indicate Chinese-born Lanyun Song is the director of Frigo Residence Pty Ltd.

A town planning report prepared by Zone Planning Group shows an 18-storey building comprising 22 one-bedroom apartments, 74 two-bedroom units with mixed bathroom configurations, and 54 two-bedroom apartments with multipurpose rooms.

A 218sq m food and drink outlet would be on the ground level, designed with flexibility to convert to office, retail, or healthcare uses.

Contreras Earl designed the tower to reach 60.9m, exceeding the area’s 54m height limit.

The proposal also surpasses residential density limits for the site, which is within the Bundall Specialist Centre and Gold Coast Cultural Precinct.

According to the application, the development would provide 792sq m of communal open space distributed across levels 4, 15 and 17, comprising landscaped areas, terraces, a pool and recreation rooms.

Each unit would have a private balcony extending from the living space, with some apartments featuring secondary balconies adjoining master bedrooms.

A four-petal design would provide varied layouts capturing ocean, urban and hinterland views. The curved tower would have 12 apartment layouts on each residential level.

The proposal includes 187 car parking spaces across four podium levels, creating an 18-space shortfall against planning requirements.

The development responds to acute housing supply and affordability pressures across the Gold Coast. Regional planning documents project South-East Queensland requires 161,700 new residential units by 2046, with 62 per cent needed in high-rise formats.

The site is close to Home of the Arts, Gold Coast Turf Club and established transport networks including public transit and arterial roads.

The Frigo Court proposal joins other developments exceeding density controls at Bundall, including a 21-townhouse project at 16-26 Mercedes Place that also surpasses height and density limits.

According to that application, developments in the suburb gain “strong support” from higher order strategic planning provisions despite exceeding local controls, reflecting Bundall’s evolution “from suburban quiet to the energy of the city”.
