Australia’s ageing population is reshaping how we plan our cities.

Nowhere is that shift more visible than in the precincts blending aged care, retirement living and everyday community life under one roof. 

In this episode of The Urban Developer’s Blueprint podcast, we discuss the funding backing the aged care and retirement boom, in the spotlight after the $3.85 billion sale of the Aveo retirement village portfolio to The Living Company last year—the largest direct real estate transaction in Australian history. 
 
And demand keeps growing. Industry estimates forecast Australia will require up to 97,000 additional retirement village units over the next two decades, but only about 2000 are currently being delivered each year.

Developers are catching up with this demand, while also improving everything from feasibilities to resident happiness with the co-location of uses including retail, early learning and student accommodation.

We speak to Via Architects managing director Frank Bambino, who helped deliver Australia’s first purpose-built multigenerational care precinct at TLC Healthcare’s Mordialloc precinct. The developer has gone on the integrate that approach throughout its portfolio.
