Dusk Group Plots 70-Unit Scheme for Moreton Bay Peninsula Debut

Dusk Group is expanding its development pipeline horizons again with plans filed for an eight-storey residential tower a block back from the Redcliffe beachfront.

The proposal would deliver 70 apartments and is the Brisbane-based developer’s maiden play on the Moreton Bay Region peninsula, about 40km north of the CBD.

It follows the seven-level, 36-unit Sunset by Dusk at Caloundra on the Sunshine Coast and the developer’s eight-townhouse Aurora on Depper at Brisbane’s riverside St Lucia.

Under the latest proposal—dubbed Sunrise on Sutton—a mix of 14 one-bedroom, 35 two-bedroom, and 21 three-bedroom apartments would sit above two basement levels with 111 carparking and 42 bicycle spaces.

The MAS-designed scheme also features 155sq m of communal open space on the ground level, including a pool, sunlounge deck, function room, barbecue and dining area.

The proposed 27.7m tower triggers an impact assessment as it exceeds the site’s nominated 21m building height limit.

As well, it is within a medium flood risk area of the flood hazard overlay.

But according to a planning report prepared by development consultants Plan A, the proposal is consistent with the precinct's “medium to highrise character”.

“Based on the existing streetscape and recent approvals, there is an established precedent for a relaxation to building height,” the report said.

Additionally, it noted: “The proposal has incorporated building articulation to minimise building bulk and present a building that is proportionate to and commensurate with the site area and frontage width so as not to be overbearing on the street or adjoining development.

“As such the proposal will provide a positive contribution to the streetscape…[as well as maximising] the efficient use of land through appropriate built form and land use intensity.”

Architecturally, the tower design “incorporates subtropical design principles that respond to Moreton Bay’s climate in a manner which minimises reliance on non-renewable energy sources for heating, cooling or ventilation and promotes local character and identity and encourages outdoor living”.

Dusk Group—led by Huw Feeney and Anthony Short—joins other developers including Traders in Purple and Gardner Vaughan that have been drawn to infill project opportunities on the Redcliffe peninsula in recent times.
