Thompson Healthcare Wins Approval for $65m Beecroft Aged-Care Revamp
Thompson Healthcare has won approval for the $64.6-million redevelopment of its Beecroft House aged-care facility, replacing a 77-bed home with a three-storey, 134-bed facility.
The State Significant Development approval is for a 7911sq m site at 132-134 Beecroft Road, about 23km north-west of the Sydney CBD and 1km south-west of Beecroft railway station.
The project was approved by the NSW Department of Planning, Housing and Infrastructure.
Thompson Health Care is a family-owned aged-care operator headed by proprietor Doug Thompson AM, who has managed the group for more than 50 years.
The group currently operates homes across Greater Sydney, the Central Coast and the Southern Highlands.
The approved scheme will demolish the existing facility, which was built in the 1970s, to make way for a purpose-built residential aged-care facility across three levels above a basement.
The new building will contain 134 beds and suites arranged across five residential household wings. The bed distribution is 29 beds on the ground floor, 58 on level one and 47 on level two.
A Federation-style cottage on the site will be relocated about 20m and adapted to provide two bedrooms with ensuites before being connected to the main facility.
The overall facility will have a gross floor area of 11,799sq m, comprising a 10,677sq m main building component and 1122sq m of associated areas.
Resident amenities will include lounge and dining areas, a function room, gym, café, cinema and bar, as well as kitchen and laundry facilities. Nurse stations and serveries will be provided on each level.
The basement will provide 55 car parking spaces and an ambulance bay, with residents able to access the building from the basement lift lobby or the ground-floor lobby.
The site is in the Beecroft-Cheltenham Heritage Conservation Area. Heritage treatment was one of the issues raised during the assessment.
The application attracted eight submissions during exhibition, including six objections, one supporting submission and advice from Hornsby Shire Council. Objections focused on the scale and three-storey height of the building, privacy and overshadowing, tree removal, stormwater, parking and the relocation of the heritage cottage.
The project will retain 29 existing trees while removing nine and planting 49 trees, according to the project’s EDC documentation and landscape material.
According to documents, the project has an estimated development cost of $64.646 million.
The project has been designed by MDP Architecture, while TaylorBrammer is responsible for landscape architecture. Northside Constructions has been appointed as builder, according to documents.
Thompson Healthcare also operates Cheltenham House at 144 Beecroft Road, neighbouringthe development site. That facility provides 78 high-care, permanent and respite places.
The approval adds to a growing seniors housing pipeline across Sydney’s north-west.
At Hornsby, TBG Senior Living Services last year secured approval for the 12-storey Anthem Care development at 228-234 Pacific Highway, comprising aged care, retail, commercial and residential uses.
The Beecroft project follows a broader push for additional seniors accommodation in the Hornsby Shire, where previous planning work has identified growing demand for housing suited to an ageing population.
