Developer Remixes Homebush Apartment Plans

Skyton Developments' proposed plans for the Homebush West apartment project.

George Andrews’ Skyton Developments is waiting to learn if amended plans for its $14-million apartment project in Sydney’s west will succeed. 

The Architex-designed project is planned for a site at 74-76 Marlborough Road in Homebush West.

The developer filed the amended plans earlier this year after recommendations by the Design Review Panel. 

The changes included creating a split four-to-six-storey form, adapting the building to better align with a nearby transmission tower, power lines and railway line, reducing the number of units from 54 to 47 and creating a north-facing roof terrace. 

There were more than 80 objections to the original five-storey building with 54 units plans lodged in 2021 with the Strathfield council.

The new plans have received 27 objections, many centred around parking issues.

Skyton Developments declined to comment on the application.

The NSW government in 2016 released the Parramatta Road Urban Transformation Strategy, which increased the height limits within the area from 26m to 82m.

This prompted developers to file changes to plans in Homebush and Homebush West with Lyda Holdings submitting plans in January this year to add 17 storeys to an already approved eight-storey tower at 21 Parramatta Road in Homebush.

In 2021, Shanghai Lihua Australia resubmitted plans for two 27-storey towers at 12-14 Birnie Avenue in Homebush with 420 apartments.  

The Parramatta Road Urban Transformation Strategy does not cover the Marlborough Road site, which has a height limit of 11m. 

Skyton has proposed exceeding this limit in its amended plans. 

Homebush West neighbours the Sydney Olympic Park, which has been earmarked for key projects such as a surf park.
