Deicorp’s $300m Upper North Shore Tower Debut Approved

Plans from Deicorp to deliver its first Sydney Upper North Shore project have been waved ahead.
The Redfern-based developer, which has previously focused on Western Sydney for its large-scale residential projects, has been approved for the project at 9-21 Beaconsfield Parade.
Designed by DKO Architecture, the Lindfield development includes 399 apartments in a trio of buildings up to 10 storeys.
Two-bedroom residences make up 60 per cent of the apartments, which also include 59 affordable and 40 adaptable homes.
Amenities at the project 14km from the Sydney CBD include a pool, gym, golf simulator and wellness areas.
Redeveloping the “underutilised site” would provide greater residential density in the area, according to an environmental impact statement by Gyde Consulting submitted last year.
The development aims to encourage the downsizer market to sell existing family homes and move closer to public transport, “aligning with the state government’s strategic approach to TOD sites,” it said.

Deicorp acquired the amalgamated 13,386sq m Beaconsfield Parade site last year.
Construction is scheduled to begin in the second quarter of 2026 and complete by 2029.
Deicorp founder Fouad Deiri said the approval was an important milestone.
“This approval allows us to deliver well-designed homes in a location that is already supported by strong transport and community infrastructure,” Deiri said.
“Our focus is on creating places that integrate into their surroundings and provide long-term value for residents, and the broader Lindfield community. Being within walking distance of the station ensures this project supports sustainable growth in the right locations.”

Developers are increasingly turning their attention to suburbs historically adverse to development after a suite of policy reforms by the NSW Government, including Low and Mid-Rise areas and TODs.
While Ku-ring-gai Council engaged in a drawn-out reworking of the state government’s initially planned TOD framework for the local government area, developers eventually received some certainty late last year.
The state and council came to an agreement in November 2025, and the council’s alternative TOD plan was formally introduced.
Developers including Deicorp have been taking advantage of the changes at Ku-ring-gai and across NSW.
The newly approved Lindfield development is 350m from the train station, and makes use of amendments to the Housing State Environmental Planning Policy, with its infill affordable elements and its location in a Tier 2 Transport Oriented Development area (TOD).
Deicorp is also expanding its wider portfolio of Metro-linked developments including Kings Bay Village at Five Dock, the 55-storey Hyde Metropolitan in the Sydney CBD, which recently announced AC by Marriott as its hotel operator, and Falcon & Alexander at Crows Nest.
