Revised plans that substantially increase density at a proposed $1.5-billion precinct in Brisbane’s inner east include a tower 16 storeys higher than presently allowed.

Brisbane developer Anthony John Group’s fresh masterplan is now before the Brisbane City Council for its 5.975ha East Village site, alongside a separate application for a 16-storey apartment building with 127 homes.

The masterplan proposes buildings averaging 16 storeys, as well as a 25-storey tower at the centre of the precinct, along with apartments, retail and commercial space and more than 12,000sq m of landscaped parklands and public areas.

The proposed height is significant for Cannon Hill, where a nine-storey limit has been reported as being under review as the city progresses its renewal plans for the suburb’s centre.

The masterplan remains a framework for future development rather than an approval to build the entire precinct. Each stage will require a separate development application.

The first proposed residential building would include one, two and three-bedroom apartments above ground-floor retail.

Designed by bureau^proberts, the tower would include more than 1000sq m of communal space, a rooftop infinity pool, private dining and barbecue areas, and wellness facilities including a plunge pool, steam room and sauna.

A four-level underground car park and bicycle storage are also proposed.

Anthony John Group chief executive Daniel John said the revised masterplan responded to Brisbane’s changing housing needs and the site’s public transport connections.

“Our vision remains unchanged—to create a vibrant mixed-use village that leaves a lasting legacy,” he said.

“At its heart, the revised masterplan puts increased residential supply front and centre.”

The site on Wynnum Road neighbours the Southgate Corporate Park and Cannon Hill Plaza. It is within walking distance of Cannon Hill and Murarrie train stations and is served by local bus routes.

Anthony John Group has already delivered The Courtyards townhouse development and The Quarters apartment buildings at East Village. Its latest proposal follows the launch of Vila, another apartment collection within the precinct.

The developer said it would engage with the community in the coming months to discuss the broader masterplan and gather feedback on future public spaces.
