Innovation Sets New Heights in Rooftop, Elevated Pools

Communal rooftop amenities have emerged as a key differentiator in the competitive apartment market and a unique and memorable pool is often the crowning jewel that closes the deal.

Unfortunately, elevated pools pose challenges at every project stage from architectural design through to construction and on-going maintenance.

But according to Bradford Products, the remarkable qualities of a Bradford stainless steel pool can remove those headaches.

Offering unlimited size and shape with unique design flexibility, combined with build time, weight and overall cost savings, Bradford said its stainless steel pools offer a superior solution to concrete construction.

Standing out from the crowd

For the developer or architect wanting to push the boundaries, stainless steel vessels encourage innovation with the freedom to create free flowing curved and slanting walls.

Combined with customised internal structures including platforms, benches, and stair configurations, and topped off with beautiful and unique tiling, elevated pool designs crash through the limitations of traditional concrete construction.

Maximise penthouse ceiling heights, light

As premium investments, the uppermost apartments in new multi-story residential developments demand the best in ceiling height and natural light.

However, placing an elevated pool directly above these dwellings can impose many constraints.

In contrast to traditional approaches, Bradford Products stainless steel pools typically have a floor frame height of only 150mm, considerably less than the supporting structure required for a concrete vessel.

Less sub-structure means there is much more room below to increase ceiling heights or increase the depth of the pool.

This allows architects to maximise the “wow” factor in sub-pool apartments and delivers developers and investors with cost savings in the build process, and excellent prices in the commercial phase of the project.

The tyranny of weight at height

When formed in concrete, the total weight of a pool can be staggering and negatively impact pool and supporting structure design.

A recent example highlights the benefits of the Bradford Products stainless steel approach, according to Bradford’s Chris Kenny.

“The proposed 15m by 5m rectangular concrete pool was to be constructed on the 12th storey of a new residential development and was estimated at 80 tonnes,” he said.

“The stainless-steel pool we produced weighed under 18 tonnes and delivered significant reductions in the sub pool construction materials.

“The builder was able to increase the ceiling height of the apartment below and save approximately eight weeks in their construction program . It was a win-win all round.”

Timing is everything

One of the many advantages of a Bradford Products stainless steel pool is the certainty and time savings that come with off-site production.

Bradford Products pools are fabricated at their state-of-the-art factory in Melbourne and delivered to site as soon as the pool substructure is ready.

In a recent project, the builder saved more than six weeks in their construction program.

If the pool is on the critical path, the significant time savings that a Bradford Products pool can offer can result in huge time and cost savings for developers and builders.

Savings like these bring greater flexibility and confidence to every build program, Bradford said.

 Making it last

The challenges of a leaking elevated pool are hard to overstate as the cost of remediation can exceed the initial install price for the pool; not to mention the potential reputational damage for developers and builders.

Kenny said an unparalleled 25-year leak free guarantee was their secret sauce.

“It’s always the experienced architect/developer/builder who wants to talk about long-term viability.

“They’re the savvy ones who know that resident dissatisfaction with water damage caused by a leaking pool can become a social media nightmare that destroys confidence in future developments.”

At the leading edge of multi-story elevated pools, Bradford Products stainless steel vessels deliver the surety of 40 years development and the confidence of more than 10,000 installations worldwide.

Move past the limitations and issues of concrete construction and experience the unique and lasting competitive advantages of a custom-made stainless-steel vessel.
