Beyond Bricks and Mortar: Creating Connected Communities with Technology

As residential developments evolve, operators across build-to-rent, land lease and retirement sectors are embracing a new approach—one centred on connection, wellbeing, and data-driven operations.

At the heart of this shift is a new generation of smart community technology designed to support residents and managers in building places where people truly want to live. 

One company helping lead this evolution is Generator, an Australian proptech business whose platform is helping communities become more engaging, efficient and future-ready.

There was a growing expectation that community life should feel seamless, personal, and connected—and tech had a big role to play in making that possible, Generator chief executive Elliott Bouher said.

“Residents expect more than just a place to live. They want a sense of community and operators want smarter ways to deliver it,” Bouher said. 

Generator’s platform includes two key products. The Lifestyle App helps residents stay informed, book shared spaces, join events and log maintenance requests, all while offering managers a direct communication channel and operational dashboard.

Meanwhile, Insight captures live environmental and usage data to support ESG reporting and space optimisation.

The Lifestyle App has recently been rolled out by Ingenia Communities, a leading owner and operator of land lease communities and rental villages across Australia.

Ingenia Lifestyle Communities head of operations, Qld, Nicole Jentz said the partnership with Generator was a natural fit as they shared a common vision to foster a sense of engagement and connection within communities.

“Residents have been highly receptive to the technology and appreciate the convenience it offers—whether they’re revisiting memories from past events, staying informed about local news or participating in activities and events,” Jentz said.

“The lifestyle app has enhanced the sense of community and belonging across our communities.”

Fast results


Bouher said, “One of the things we’re most proud of is how quickly communities start seeing value—whether it’s more engagement in events, reduced admin for staff or visibility into how facilities are being used.

“It’s not about digitising for the sake of it. It’s about creating better places to live and smarter ways to manage them.”

Jentz said Ingenia Lifestyle had developed its own HOME principles to guide community development and cultivate a strong sense of belonging.

“The Generator app aligns seamlessly with these principles—supporting resident health and wellbeing, encouraging discovery through events and activities, fostering meaningful social connections and promoting ease of living.

“The Lifestyle app offers an outstanding platform for residents to stay engaged, connected, and actively involved in their communities.”

Bouher said that with increasing pressure on operators to do more with less—while also meeting rising resident expectations—tools such as Generator had become essential infrastructure for modern developments.

“Ultimately, it’s about giving communities the tools to thrive,” Bouher said.
