Beulah Breaks Ground on Brunswick Heritage Project

Construction has begun on Beulah’s heritage-focused townhouse project, Brunswick Established, after the appointment of builder Level 10. The project on the 3705sq m site at 23 Hodgson Street comprises 23 townhouses designed by Six Degrees Architects. It aims to create a residential precinct that Beulah said “celebrates Brunswick’s historic character while championing sustainable urban living”. Level 10 director Andrew Gillespie said the project team was focused on heritage and sustainability. The project team would recycle and repurpose components of the existing building, home to one of Brunswick’s earliest clothing factories from the 1920s. Salvaged bricks would be used for architectural features and reclaimed timber would be incorporated into pergolas, significantly reducing the project’s embodied carbon. The first heritage townhouse project at Brunswick to implement circular living at scale, the development has been designed around three main pillars of circularity—designing out waste and pollution, keeping products and materials in use, and regenerating natural systems. &ldquo;Real care has gone into making sure that we keep so much of what is great about what the site is already making it futureproof for generations to come,&rdquo; Six Degrees Architects associate Amy Hall said. --> Structural engineers and heritage specialists have begun working with Level 10 to retain essential heritage walls by propping the building and integrating it into the new architecture. The project team aims to recycle and repurpose up to 80 per cent of the existing building. ▲ Materials from the original structure, formerly a historic clothing factory, will be salvaged and repurposed as new architectural and design elements. &ldquo;Brunswick Established is to become a model of environmentally responsible construction, and we&rsquo;re thrilled to bring our expertise in quality building to a project with such a meaningful purpose,&rdquo; Gillespie said. --> Beulah co-founder Adelene Teh said that with Level 10’s “alignment with our vision [we will be] delivering multi-generational residences that will become a meaningful addition to the Brunswick community”. The development would include common spaces inspired by traditional London Mews design, featuring a private laneway, landscaped courtyards and rooftop terraces designed by Hansen Partnership. Each home will be gas and fossil-fuel-free, incorporating renewable energy systems such as solar panels, rainwater harvesting, energy-efficient lighting and appliances and EV charging. Residents will also have access to an edible garden and composting facilities. ▲ Edible gardens, composting amenities and biophilic design elements promote a lifestyle centred on sustainability and well-being, Beulah said. Teh said the development had attracted strong buyer interest from downsizers, business owners and professionals. She said the sustainable features of the project as well as the ability to customise homes had been of particular appeal for buyers. The Brunswick project continues despite recent challenges elsewhere for Beulah. Creditors of the company’s project management arm for its $2.7-billion Sth Bnk development recently voted in favour of a Deed of Company Arrangement (DOCA). The BSSPV entity collapsed with debts exceeding $100 million. Cox Architecture, UN Studio, AECOM and KPMG are among creditors owed about $5.3 million collectively. “This proposal would see creditors benefit from a sale of the site, however, parallel strategies are being explored, including sourcing a JV partner or raising capital in order to lock in a builder and activate construction finance,” a spokesperson for Beulah told The Urban Developer . “Once the DOCA is formally executed within 15 business days, the control [would be] returned to the director of the company, meaning the entity is no longer in administration.”
