Developers Sought for Approved Maryborough Site

A development site with approval for a manufactured home park, but also suitable for residential, industrial and commercial development has hit the market in Maryborough.

The substantial 27-hectare land parcel area is predominately cleared and level with great exposure, and comes with a $3,375,000 price tag.

The site is being marketed and sold by Ray White Special Projects Queensland associate director Andrew Burke.

Burke said Maryborough was becoming a sought-after area for developers and this opportunity comes hot-on-the-heels of a recent site sale of $1.7 million in the area.

“Buyers are crying out for approved development sites across Queensland with the recent sale in Maryborough highlighting the region’s increasing popularity,” Burke said.

The substantial 27ha land parcel area is predominately cleared and level with great exposure.


“This particular property is a five-minute drive north of the Maryborough town centre on the main road linking Maryborough and Hervey Bay.

“The site is approved for a manufactured home park that includes 270 lots plus commercial and recreational areas.

“It’s zoned emerging community/mixed-use for residential, industrial and commercial and forms six existing titles on the site.

“There’s also the potential to increase the development application up to around 345 lots, subject to council approval. ”

Maryborough forms one of Queensland's most heritage-rich regional townships and provides excellent access to some of Queensland’s most prestigious tourism destinations including The Great Sandy Strait and the Fraser Coast Hinterland.

“The estate is located only a short car trip to the major regional township of Hervey Bay, a renowned tourist destination and growing residential centre on the Fraser Coast, just 30 minutes from Maryborough.”
