Agavilla In Review: Agavilla Yeerongpilly Brings Style & Space to Low-Maintenance Living

Located in the historic Brisbane riverside suburb of Yeerongpilly, Agavilla Terrace Homes is challenging the assumption that low-maintenance living must come at the expense of space and style.

According to Edyta Abramczyk of HPC Architecture, the initial design brief was truly ‘something different’.

“They wanted not just houses but homes – places where people feel a strong sense of belonging. My goal was to create private oases that take full advantage of the luxuriant greenery of neighbouring parklands, paths and cycle ways.”

“The idea was to build a haven for those desiring a home that embodies the best life can offer. I aimed for a timeless architectural style and impeccable interior finishes, seamlessly flowing indoor and outdoor living areas and spacious terraces bordering sub-tropically landscaped garden courtyards.”

One of the more unique features of each Agavilla home is the totally concreted undercroft situated below the deck and behind the courtyard. A space that is typically under-utilised in most developments, the undercroft was intentionally included by the developer as an area to keep those extra items that might otherwise need a paid storage solution, but can instead be kept at the home but out of the way.

Situated For The Necessities Of Life
Agavilla is situated for access to all the amenities that life requires. Only 8km south-east from the Brisbane CBD, both the Princess Alexandra hosptital and The University of Queensland are a short drive away, and Yeronga Primary is less than a 5-minute walk from Agavilla Terrace Homes.

In 2015 a 14 hectare piece of land (formerly the Animal Research Institute) between the Queensland Tennis Centre (Tennyson) and the Yeerongpilly railway station was approved for a development of a new mixed-use, lifestyle precinct.

This new urban village will include retail and commercial precincts featuring boutique coffee shops, charming bars and restaurant, a major supermarket, a 100-bed hotel as well as commercial office buildings.

Local residents Tom and Jess McPhail recently purchased a terrace home in Agavilla, and had this to say about their decision to purchase.

“We had been contemplating a ‘scale down’ for a long time but had concluded that the idea of minimal yard and maintenance and space were mutually exclusive. Location, size and quality were the things that stood out when we first saw Agavilla. Quite simply, it ticked all of the boxes.”

Ryan says that “the truly unique thing about these townhomes is that they have an under-roof area up to 257m2, giving buyers the kind of space normally reserved for a free-standing house, but with the added benefit of lower maintenance requirements. The market response to this has been amazing, so it’s no wonder there are only 6 homes remaining.”
