Cameron Brae Reveals $67m Mall for Sydney’s West
Plans for a $67-million commercial and retail centre in a masterplanned community at Bringelly, close to the Western Sydney International Airport, have gone on exhibition.
The 34,731sq m site at 955-975 The Northern Road is 7km south of the new airport and 65km west of the CBD. Within the Camden Growth Areas, a rezoning process for the site was completed in September 2025.
Proposed for the greenfield Birling Village development by the Cameron Brae Group is a 10,760sq m mall. Space has been dedicated to retail uses including a supermarket, indoor recreation including a swim centre, a health services facility and food and beverage operations.
Bulky goods premises, offices and an 800sq m tavern are also included in the proposal, as well as 395 at-grade parking spaces.
Land 200m to the south of the site contains protected vegetation and is controlled as bushfire-prone. A potential wetland, with pedestrian access, may be landscaped to act as a buffer zone between the development and the protected vegetation.
Design by Hames Sharley, the scheme is intended to emulate the long, low sheds of the area’s rural history. According to the design report, the shopping centre will integrate colour and a rustic feel, as well as manicured and wild landscape elements.
Cameron Brae plans to develop 2100 homes across the wider Birling precinct, with completion targeted for 2033. A subdivision proposed at 945A The Northern Road, part of that plan, is before the Camden council. That proposal would yield 17 Torrens title lots on a 7456sq m site next to the proposed Birling Village.
A childcare centre, early works associated with development and seven stages of residential subdivisions have already been approved for Cameron Brae, with as many as 20 stages planned.
Other developers are also active in the area. In December 2025, the McIntosh family lodged a proposal to subdivide 238 residential lots at 421H The Northern Road and surrounding lots, at a cost of $31.4 million. Located about 3km from the Birling Village project, the McIntosh family has been farming the site since 1868 and are the owners of Arkendale, the vehicle proposing the subdivision.
However, infrastructure has been a drag on development in the area, with an 81 per cent increase in population slated by 2041. A joint venture between Cameron Brae and Vitocco, the 1340-home Emerald Hills community in Leppington, will begin construction on a primary school in mid-2026. Cameron Brae is also planning a 3600-home Mt Maryland Estate with Vitocco, while Vitocco is also pursuing a 7000-home Nonorrah Estate.
Leppington, about 4.5km from Birling Village, also saw a 1000-home proposal from Amourched & Mourched fast-tracked by the Housing Delivery Authority in June 2025.
