Brisbane businessman Sam Chong's Mary 111 Pty Ltd has submitted a new DA for a 38 storey, five star hotel and apartment tower in the Brisbane CBD.

Mr Chong, a coal mining baron and owner of the Felicity Hotel Group, purchased the land which sits between 111 Mary Street and 222 Margaret Street from AMP Capital and Billbergia in September 2014.

He also developed the adjoining Four Points Sheraton hotel.

Mr Chong's new DA application modifies AMP and Billbergia's earlier DA for the site, submitted in July 2014, which also included a 5-star hotel to be built on the Mary Street side of the site.

The new DA includes a 135 metre tower, designed by Woods Bagot, with 4 podium levels, 20 levels of apartments and 13 levels of hotel rooms consisting of 20 rooms and 2 suites per floor.

It includes a total of 286 hotel rooms and 167 apartments, comprising 36 one-bedroom apartments, 95 two-bedroom apartments and 38 three-bedroom apartments.
