BG Estates Wins Approval for Richmond Office Tower

The proposed office tower at 393 Bridge Road in Richmond developed by BG Estates Pty Ltd.

BG Estates is poised to move ahead with its eight-storey office building on Richmond’s Bridge Road after winning approval for the development.

The developer filed plans for the office tower in April, 2022.

ASIC records list Gurpreet Singh Kahlon and Bianca Kahlon as the directors of BG Estates.

The plans by Davey Architecture Studio include two basement levels for 34 car parking spaces with access  from Coppin Street’s northern laneway.

There will be a gross floor area of 3741sq m and terraces on the third, fifth, sixth and seventh floor.

In April, the estimated cost for the project was listed in application documents as $7 million.

The site last exchanged hands according to Corelogic’s property records in June 2004 for $2.3 million.

Council records show that the City of Yarra Council made a notice of determination granting planning permission in July 2022.

However, BG Estates appealed to the Victorian Civil and Administrative Tribunal on the conditions, included as part of the permit under Section 80.

VCAT made its decision on December 22, 2022 and the City of Yarra listed the application as having been granted a permit on January 5, 2023.

Bridge Road has long been a popular development location with a slew of projects put forward in 2022.

Lei Huang’s HLL Development filed plans for a hotel on the throughfare, while John Stephen Anson and Robert Henry Anson’s Bridgeworth Management filed office project plans for a 519sq m site at 54-56 Bridge Road in October, 2022, and Melbourne-based lawyer Lee Flanagan’s Leemedlegal Pty Ltd filed plans for a five-storey office project at 90A-98 Bridge Road.
