Double Bay’s Next Chapter: Dare’s $117m Vision Unveiled
Plans for a $117-million apartment complex in Double Bay are on show, using the affordable infill state pathway.
The scheme at 20 Kiaora Road and 53A Carlotta Road, about 3.5km east of the Sydney CBD, would yield 52 homes in two buildings of seven storeys.
The Dare Property project would add to the mid-rise wave pouring over the blue-ribbon suburb, as battle lines are drawn over a 9400-home state rezoning in the local government area.
Under the application, the 3907sq m site would apply a floor space ratio of 1.95:1 to yield gross floor area of 7618sq m.
The five studios would be joined by five one-bedroom, 11 two-bedroom, 17 three-bedroom and 14 four-bedroom units.
An affordable component of 14 apartments would be comprised of the studios and one-bedroom units, and four of the two-bedroom units. A community housing provider would manage those homes for at least 15 years, according to planning documents.
Communal open space of 883sq m, and 77 car parking spaces, would also be included in the project, which neighbours the Double Bay Bowling Club.
The SDS-designed project would have dual street frontages, both of which are within 400m walking distance of a bus stop.
Former solicitor-turned-fashion mogul Danny Avidan has focused Dare on high-end luxury apartments. In 2025, the developer secured approval for a $200-million Mosman project at 700 Military Road in just nine months.
In March, Dare acquired a Drummoyne apartment block for $130 million, transacting with 31 separate strata owners at 72–76 St Georges Crescent.
Meanwhile, a state-led rezoning proposal is on exhibition for Woollahra Council, which takes in Double Bay. The scheme would increase density up to 34 storeys around Edgecliff Station, and a reactivated ‘ghost station’ at Woollahra.
The 9400 new homes under that proposal would be joined by 3.5ha of new or upgraded parks and community space. Mayor Sarah Dixson has spoken against the plan.
However, deputy mayor Sean Carmichael told The Urban Developer that he was taking the view that the plan was written with “the lawmaker’s quill”, and that densification was inevitable. Instead, Carmichael is proposing that the rezoning be amended to allow fewer towers with heights up to 45 storeys.
