Work Under Way on 1300-Home West End Brewery Site

Work has begun on the $1-billion Southwark Grounds at the site of the former West End Brewery, 2km west of Adelaide’s CBD. 

About 250 homes are slated to rise in the next year, with a target of 1300 across the entire site at Thebarton. 

Boutique builder Blag Homes has started construction on Founder’s Row, a 17-townhouse development by Renewal SA.

The Studio Nine Architects-designed project will be the first homes to take shape on the 8.4ha site. 

Local developer Otello has partnered again with Sydney-based Fortis to develop a parcel of land at the corner of Holland and Winwood streets.

Contour Property will develop a collection of two and three-bedroom townhouses at the corner of Cawthorne and Anderson streets in partnership with Blag Homes.

Another South Australian developer, Kolabb, will partner with Centina and funding partner ICAM to build a mix of two-to-four bedroom townhouses at the corner of Cawthorne Street and Anderson Lane. 

Renewal SA acting chief executive Shane Wingard said interest from developers and buyers had been exceptionally strong, and further developers would be announced later in the year. 

“We are moving at pace to realise the state government’s ambition for the former West End Brewery site,” Wingard said.

The master developer for the site, yet to be announced, will deliver two-thirds of the precinct, which will comprise at least 1000 homes, retail, open space and the restoration of the state heritage-listed Walkerville Brew Tower. 

“We are committed to working with the registered parties on the development of the remaining land and hope to be in a position to announce details of this in the coming months.”

Blag Homes managing director Joe Blagojevic said he was happy to be working with Renewal SA on another project and was pleased with the progress his team was making on 23 townhouses under construction at nearby Bowden.

“We knew we could bring the same capability, speed and quality to Southwark Grounds,” Blagojevic said.

Blagojevic said he was working to an accelerated program and his team had hit the ground running.

“We are on target to have all the slabs completed by the end of October and we’re looking to start delivering the homes to the first lot of residents by the end of 2026.”

About 20 per cent of the 1300 homes proposed for the Southwark Grounds site will be affordable. 

The development will also offer significant open space, retail and hospitality.

Renewal SA will begin civil construction to support the announced developments by the end of 2025, delivering a series of new streets, publicly accessible open space and laneways to support the growing development.

Southwark Grounds will champion sustainability, targeting a 6 Star Green Star Communities rating.

All buildings will be required to achieve 5 Star Green Star Buildings (or equivalent) certification.

Renewal SA acquired the former brewery site in December 2023 from Lion Beer Wine & Spirits Pty Ltd through a competitive market process.

Renewal SA expects the first residents to move into the first townhouses, Founder’s Row, by the end of 2026, with the first stage, making up about a third of Southwark Grounds, targeting substantial completion in 2028.
