Landcom Plots Blockbuster at Sydney’s Wentworth Point

Landcom has filed plans for an infill affordable 406-apartment mixed-use project at Wentworth Point.

The concept plans for the 6.9ha parcel of land owned by Transport NSW comprise 2500sq m of ground floor retail, 406 apartments, above ground parking across three levels and a maximum building height of 9 storeys. 

The proposal will allow for approximately 408 apartments across six towers above two podiums, including 15 per cent affordable housing. 

The Urban Developer understands this is a concept proposal only and the land may be sold subject to approvals, or developed in a joint-venture. 

Wentworth Point, 13km west of the Sydney CBD and home to about 12,000 peoplem has evolved rapidly from an industrial area to a residential suburb during the past 10 years

The NSW Government confirmed last year it would create a 4ha peninsula park in the suburb in mid-2026. Landcom delivered the first stages of remediation and earthworks for the new peninsula park at Wentworth Point in mid-2020.

The site forms part of the wider Wentworth Point Planned Precinct, which was rezoned by the NSW Government in 2014 to accommodate high-density residential and mixed-use development.

Nearby at 16 Burroway Road, prolific residential developer Billbergia unveiled fresh plans for the final stage of its 11ha masterplanned community at Wentworth Point.

The plans filed with the Parramatta City Council late last year are for two 40-storey towers with up to 900 apartments as part of the Bennelong Cove project.

The FJC Studio design would include a waterfront promenade with amphitheatre, restaurants, cafes, a pub, club and a new park in the heart of the town centre.

About $70 million in new community and social infrastructure would be provided under a Voluntary Planning Agreement lodged with the Parramatta City Council.
