WA Government’s First Mixed-Tenure BtR Highrise Nears Completion
DevelopmentWA’s first mixed-tenure build-to-rent project is entering its final construction phase, with the 29-storey Perth tower due to complete in two months.
The 195 Pier Street project will deliver 219 rental apartments on the fringe of the Perth CBD, and combines social, affordable and market housing.
The tower’s structure and exterior façade are nearing completion, while internal fit-outs have progressed to level 21, with painting, flooring, kitchens and services substantially advanced.
Construction of the resident podium has also begun. The shared amenity space will include a communal dining area, barbecue facilities, a wellness room and library.
The development comprises 66 social homes, 44 affordable homes and 109 market rental apartments, including 10 Specialist Disability Accommodation homes.
The 3099sq m site is being developed by DevelopmentWA, while Icon Construction is the builder and Hassell the architect.
The project is being completed as a build-to-rent development, with ownership and operation to be delivered by a community housing provider and its investment partner.
Near the Perth and McIver train stations, the site is also within walking distance of Yagan Square, Northbridge, the WA Museum Boola Bardip and the ECU City campus.
DevelopmentWA expects construction to finish in mid-November, followed by testing, approvals and preparations before residents move in.
The project has also been structured with a second development opportunity on the site. The 3099sq m holding was split into two lots, with the current tower occupying 1841sq m and a 1259sq m lot retained for a potential second stage.
The project received $1.86 million through the WA Government’s Infrastructure Development Fund, with the funding agreement originally supporting an apartment yield that was subsequently increased to 219 homes.
The project at 195 Pier Street is part of the state’s broader push to increase social and affordable housing supply in well-connected inner-city locations.
