Burleigh, Tugun Plans Lead Gold Coast Townhouse Upsurge

The tide of high-end townhouse proposals for infill sites is on the rise across the Gold Coast. At the city’s southern end, plans have been filed for a cluster of four luxury three-storey townhouses, each comprising three bedrooms and three bathrooms. The proposal is earmarked for an 810sq m site at 13-15 Durran Street, Tugun. It has been lodged by VLJK Investment Group, which property records indicate acquired the holding west of the Gold Coast Highway in December for $1.8 million. “The design intent of this building was to create high end apartment living for a downsizer or professional couple,” the application said. Under the scheme by Mi Design Studio, each level of the four townhouses would be accessible by a staircase and a lift. On the ground level, each unit would feature a multi-purpose room, laundry, an enclosed garage with driveway access as well as a private courtyard with patio, barbecue area and pool. The first level of each unit would accommodate a kitchen, dining and living area with a balcony, while the top floor bedrooms and bathrooms. ▲ A render of the proposed townhouse development at Tugun. Parking would be provided with a total eight resident spaces within the ground-level garages and one visitor space at the rear of the site. According to a planning report, the proposal represents “the pattern of newer style medium-density development occurring within the street” and “a transition towards a more compact residential outcome” for the Tugun area. “Compact urban forms on sites within the medium-density residential zoneare anticipated to have reduced building setbacks while maintaining a high degree of residential amenity,”` it said. A design statement said the scheme was an opportunity to transform an infill site with a contemporary residential development featuring high-end finishes to compliment the thriving community of Tugun. “The project is a modern contemporary design with softening features of curved balconies and planter boxes, and colours to reflect a modern day beach lifestyle,” it said. ▲ Renders of the townhouse proposals at Burleigh Heads (left) and Paradise Point. Meanwhile, further north along the coastal strip, townhouse proposals have also been submitted for sites at Burleigh Heads and Paradise Point. Nine three-storey, three-bedroom townhouses are proposed for a 1612sq m site at 17 Tallebudgera Creek Road within the West Burleigh Historic Township Precinct. “The overarching intent of the project is to deliver a high quality yet affordable residential product to the Gold Coast market and families,” the application said. At Paradise Point, four three-storey, three-bedroom townhouse units are planned for a 506sq m site at 30 Victor Avenue. “The development is reflective of the sought-after residential product emerging in the are… a contemporary coastal-style building, incorporating materials, colours and textures prevalent in the beachside locality, including white rendered cladding and timber cladding, aluminium battening as well as stone feature walls,” the documents said.
