Tal Silberman’s $203m Four-Home Vaucluse Precinct Comes to Market

Tal Silberman’s Moshav Financial has wrapped up its $203 million four-home Vaucluse estate.
The largest house on the block, a four-storey 1628sq m property dubbed Terreno (Italian for a plot of land), is now on the market—for $80 million.
The 2586sq m cul-de-sac at 8, 9 1/10 and 2/10 Hillside Avenue on Gadigal land overlooks Sydney Harbour and the CBD skyline.
The site Moshav Financial bought in 2018 is 6km west of the city centre
Cielo (Italian for sky or heaven), a three-storey 600sq m semi-detached home with four bedrooms, is on the market for $30 million.
Italian-schooled architect Luigi Rosselli designed two freestanding homes (Terreno and Mare) and a semi-detached pair (Cielo and Luce) on the site.
Rosselli said the hillside cul-de-sac reminded him of “manor houses perched on a steep hill, with imposing ramparts and antique columns”.
The lime-rendered masonry homes have handmade terracotta screens, double-height steel French doors, and copper gutters. Private lifts service the homes.
Terreno—occupying more than half the estate—has six-bedrooms, seven bathrooms, a heated pool, temperature-controlled cellar and 840sq m of balcony and limestone garden terraces landscaped by Dangar Barin Smith.
Each house has a two-car garage, except Terreno, which has accommodation for four vehicles.
The Handelsmann + Khaw designed interiors include fluted glass kitchen screens, marble benchtops and brass handles.
Moshav Financial is negotiating with a buyer for Luce, the semi-detached house adjoining Cielo. Mare, with six bedrooms, is yet to be released to the market.
Ray White Projects managing partner Eddie Mansour said the South Head suburb had a history of builder-occupiers.
“But Hillside offers something incredibly rare: that same level of considered design, detail and quality, with all the hard work already done,” Mansour said.

Hillside Vaucluse is Moshav Financial’s largest development to date.
“We took the view that Hillside had to be finished, planted and standing before anyone walked through it, and that is what we have delivered,” the developer’s founder Tal Silberman said.
Vaucluse is one of Sydney’s most exclusive and expensive suburbs, with a median house value of $9.5 million to $9.9 million.
Moshav Financial’s eight-storey Verdical office block at Bondi Junction, also designed by Rosselli, completed last year; the developer’s 17-home, five-storey luxury apartment block at Bondi Beach, 3km south of Hillside Vaucluse completed two years ago. Its The AYA penthouse sold for $22 million.
Also at Bondi, its five-home Charlie’s Corner development is under construction.
About 500m east of the Moshav site, Kam Yun Au-Yeung’s boutique seniors living project blew out to $155 million in March.
