Wave of Midrise Proposals Washes over North Shore

Midrise projects together worth more than $123 million and proposing 78 apartments have gone on exhibition on Sydney’s North Shore.

CPDM is showing plans for an eight-storey building of 32 apartments (pictured above) with a project cost of $34.5 million. The proposal for 57-59 Reynolds Street, Cremorne, is on exhibition until January 9, 2026.

A combination of the low and midrise rules of the Housing SEPP, and a 30 per cent uplift due to the affordable component of five homes, would allow a maximum height of 28.6 metres. CPDM is seeking a 4.39 per cent variation to the 29.87m limit to incorporate the lift overrun on the roof.
