Strathalbyn Site Listed as Town Eyes Next Housing Estate
A 50ha block on the fringe of Strathalbyn, 45km south-east of the Adelaide CBD, has been brought to market.
The site at 181 Michelmore Road is being marketed by JLL as an opportunity to secure a large-scale residential development site within one of South Australia’s most sought-after regional townships.
Strathalbyn’s appeal has been buoyed by its location between Adelaide Hills and Fleurieu Peninsula wine regions, two of the state’s most in-demand lifestyle corridors.
According to Alexandrina Council, Strathalbyn’s population has swelled 1616 people since 2014 to 7871, and is forecast to reach 11,072 by 2041.
The Greater Adelaide Regional Plan has not formally designated Strathalbyn as a growth area, despite this trajectory.
The Michelmore Road site sits directly adjacent to Hickinbotham’s approved Aurora Estate master-planned community.
It also abuts the boundary of the Environmental and Food Production Area, a planning overlay due for review in 2027, which the council has flagged as the point at which the boundary could be reconsidered.
While currently zoned rural, the site’s location aligns with the direction of future growth identified in the Strathalbyn and Surrounds Town Plan, a 15-plus-year strategy now in its consultation phase.
Alexandrina Council completed preliminary engagement on the first stage in April, and formally endorsed a draft plan for release at its August 17 meeting.
Adelaide’s urban fringe is pushing further into its satellite townships, sites of this scale directly abutting an approved master-planned community are increasingly scarce, according to JLL.
The Strathalbyn offering will test developer demand for broadacre land positioned ahead of a formal rezoning pathway.
